About The Position

The company is seeking a Maintenance Technician to join its team in Gainesville, reporting from a home base at the Mirabella Apartments. This role involves servicing several apartment communities within a 5-mile radius. The Maintenance Technician reports to the Gainesville Area Property and Maintenance Managers, with a strong emphasis on teamwork and customer service. Responsibilities include completing service requests, handling emergency calls, addressing move-in needs, and performing daily, weekly, or monthly property tasks. The technician must be available for a rotating on-call schedule, collaborating with other service team members and the office as needed, and demonstrating flexibility to meet daily property demands. Delivering exceptional customer service and prioritizing teamwork are essential aspects of this role.

Requirements

  • HVAC certification is required
  • At least 2 years of experience as a maintenance technician
  • Reliable transportation
  • Able to be available for rotating on-call shifts (this will include evenings and weekends)
  • Basic computer skills, including email and some Microsoft products
  • Maintains a service-oriented environment by exhibiting a professional appearance and positive attitude
  • Must take pride in their work
  • Must have the ability to interact effectively with prospects, residents, peers, and management
  • Must be able to work with a team or solo
  • Strives to perform maintenance duties in the most cost-effective manner
  • Has strong organizational, time management, interpersonal, and communication skills
  • Has knowledge in carpentry, electrical, HVAC, plumbing, painting, masonry and appliance repairs and installation (dishwashers, stoves, refrigerators, etc.)

Responsibilities

  • Ensure the completion of all service requests
  • Inspect community continuously, recording and correcting deficiencies
  • Order necessary supplies and parts within budgetary guidelines
  • Perform all general and routine maintenance in the community
  • Ensure that all keys are kept properly
  • Replace filters and clean air conditioning vents in vacant apartments and occupied units on an as-needed basis
  • Perform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs daily
  • Service requests made by residents should be completed within 24 hours
  • Handle "on call" duties whenever needed; will carry a cell phone on a regular basis
  • Replace breezeway light bulbs as needed
  • Assist with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)
  • Order supplies; communicate and coordinate with vendors
  • Assist in the distribution of flyers and other materials
  • Assist in picking up litter & maintain small amount of grounds
  • Perform preventative maintenance
  • Keep inventory
