About The Position

The Maintenance Technician is responsible for ensuring the proper maintenance, repair, and upkeep of rental properties under the management of the company. This role plays a critical part in maintaining tenant satisfaction, property value, and overall operational efficiency. The Maintenance Technician will report directly to the Maintenance Manager and collaborate closely with other team members.

Requirements

  • High school diploma or equivalent required; technical school or trade certification preferred.
  • Minimum 2 years of experience in property, apartment, or facilities maintenance.
  • Proficiency in electrical, plumbing, HVAC, carpentry, drywall, and general maintenance.
  • Familiarity with preventive maintenance procedures, building systems, and safety protocols.
  • Valid driver’s license and reliable transportation required.
  • Ability to lift, push, and pull up to 50lbs; stand, walk, bend, kneel, climb ladders, and work in confined spaces.

Nice To Haves

  • Residential property management experience preferred.
  • HVAC certification (EPA Section 608) preferred; other trade licenses/certifications a plus.

Responsibilities

  • Maintenance and Repairs: Perform routine maintenance tasks such as plumbing, electrical, HVAC, and general repairs to ensure properties are in good condition.
  • Address tenant-reported maintenance issues promptly and effectively, ensuring a high standard of workmanship.
  • Property Inspections: Conduct regular property inspections to identify maintenance needs, safety concerns, and potential repairs.
  • Document findings and recommend necessary actions to address identified issues.
  • Emergency Response: Respond to after-hours emergency maintenance requests to address urgent issues such as leaks, power outages, and heating/cooling failures.
  • Take appropriate steps to mitigate damages and ensure tenant safety.
  • Preventive Maintenance: Develop and follow a preventive maintenance schedule to proactively address potential issues and extend the lifespan of property systems and equipment.
  • Perform tasks such as changing air filters, checking smoke detectors, and inspecting fire extinguishers.
  • Tenant Communication: Communicate with tenants regarding maintenance requests, repairs, and scheduled maintenance activities.
  • Provide clear instructions and updates on maintenance timelines and access arrangements.
  • Record Keeping: Maintain accurate records of maintenance requests, repairs, and related activities.
  • Document materials used, work performed, and costs associated with each maintenance task.
  • Safety and Compliance: Ensure that all maintenance activities are carried out in compliance with relevant safety regulations and standards.
  • Identify and address safety hazards within properties and common areas.
  • Inventory Management: Monitor and manage inventory of maintenance supplies and materials.
  • Order necessary supplies in a timely manner to ensure availability for maintenance tasks.
  • Property Upkeep: Maintain the exterior of properties, including landscaping, cleaning common areas, and addressing issues related to curb appeal.
  • Ensure that properties meet the company's standards for cleanliness and appearance.
