The Maintenance Technician is responsible for the overall upkeep and maintenance of a top-tier residential community, ensuring a safe, functional, and pleasant living environment for all residents. This role involves hands-on repairs, preventative maintenance, and collaboration with property management to maintain the communitys high standards. Essential Functions: Maintenance and Repairs: Complete work orders in a timely and efficient manner. Perform electrical, plumbing, carpentry, HVAC, and appliance repairs as needed. Conduct preventative maintenance on units, grounds, and amenities. Prepare apartments for move-in with meticulous attention to detail. Conduct routine inspections, preventive maintenance, and janitorial services. Assist with contract services and vendor coordination to ensure quality and timely work completion. Participate in bi-annual preventative maintenance. Community and Grounds Management: Conduct daily property walks to identify safety hazards, maintenance issues, and areas for improvement. Report safety concerns, property damage, or security issues to the Property Manager. Perform groundskeeping duties as assigned, including general labor tasks. Communication and Collaboration: Communicate effectively with the Community Manager and front office team regarding maintenance needs and resident concerns. Provide exceptional customer service to ensure resident satisfaction and retention. Emergency and On-Call Support: Respond to after-hours and weekend emergencies on a rotating on-call basis. Assist with administrative duties as needed. Other: Fulfill all assigned tasks as a key member of the community's maintenance team. Adhere to all safety protocols and company policies. Perform other duties as assigned by the supervisor.
