About The Position

Requirements

  • Minimum 2 years of experience as a Maintenance Technician in a residential setting, such as apartments or condos.
  • Ability to work on-call as needed, demonstrating responsiveness and reliability in urgent situations.
  • Valid drivers license and reliable vehicle required.

Nice To Haves

  • Good knowledge of local city property compliance mandates (preferred but not required).

Responsibilities

  • Perform general residential work orders as assigned by the Facilities Director or Property Manager.
  • Patch and paint common areas and interior units within buildings.
  • Conduct light HVAC duties, including in-unit HVAC filter changes and basic troubleshooting.
  • Clean and paint non-operating mechanical equipment.
  • Troubleshoot and repair electrical outlets or circuits.
  • Repair or replace plumbing fixtures, drain lines, p-traps, and shower/bathtub valves, including cartridge replacements and snaking drains.
  • Perform carpentry work, such as installing baseboards and door casings, repairing cabinetry, assembling furniture and shelving, and performing flooring repairs or replacements.
  • Repair windows and doors as needed.​​
  • Procure, load, unload, and move materials, and run errands for the Maintenance Department.
  • Assist in performing preventive maintenance work orders.
  • Conduct life safety alarm system checks, including replacing carbon monoxide and smoke alarms.
  • Maintain preparedness for emergency response, including flood, fire, power outages, earthquakes, and other disasters.
  • Respond promptly to property emergencies as assigned.
  • Display high morale, integrity, loyalty, and professionalism at all times.
  • Be available for emergencies on nights and weekends.
  • Ability to work well with others, displaying patience and effective time management.
  • Proactively communicate, source parts, troubleshoot, and resolve issues.
  • Assist with vendor coordination and scheduling with tenants as needed.
  • Exhibit a team-player attitude and contribute to an enjoyable, productive, and safe work environment.
  • Flexibility to assist team members with tasks beyond the job description.
