About The Position

The Maintenance Technician position in Martin, TN, is a part-time role, 20 hours per week, paying $18.00/hour. This role seeks a compassionate, detail-oriented, and dependable individual to perform general maintenance work in and around the property, including electrical, plumbing, and carpentry. In this low-income senior living community, the job extends beyond repairs to ensuring residents live with dignity in a safe, comfortable, and well-maintained home. The technician will be responsible for developing and executing a preventative maintenance plan in conjunction with the property manager, adhering to current Policies and Procedures. Necessary skills include problem-solving, time management, leadership, teamwork, and budgeting. Familiarity with computers and electronics is desired.

Requirements

  • High school diploma/GED
  • Minimum 3 years of Maintenance Experience
  • HVAC certification (or ability to obtain within 6 months of hire)
  • Driver’s License

Responsibilities

  • Perform routine repairs including plumbing (leaky faucets, toilet clogs), electrical (bulb replacement, outlet repair), HVAC troubleshooting, and basic carpentry (General Maintenance).
  • Efficiently prep vacant apartments for new residents, including painting, flooring repairs, and deep cleaning (Unit Turns).
  • Conduct regular inspections of common areas and mechanical rooms to catch issues (Preventative Maintenance).
  • Maintain the property to meet local housing authority and HUD standards, ensuring all fire codes and safety regulations are strictly followed (Regulatory Compliance).
  • Be available for after-hours emergencies (Emergency Response).
  • Interact with senior residents with patience and respect, often entering their homes to perform repairs while ensuring their comfort and privacy (Resident Relations).
  • Ensure development and execution of a preventative maintenance plan in conjunction with your property manager in accordance with current Policies and Procedures.
