About The Position

We have an immediate need for full-time Maintenance Technician to join our team at The Lodge at BridgeMill, one of United Group’s professionally managed active adult communities located in Canton, GA. The responsibilities that are listed below are not all inclusive, however, they are indicative of the type of responsibilities normally performed by the Maintenance Supervisor: MAINTENANCE + TECHNICAL DUTIES Completes maintenance work orders – as assigned Performs necessary maintenance relating to both the exterior and interiors of all buildings of the property assigned Maintains inventory of equipment, tools, supplies, and work materials Maintains a working knowledge of all utility sources and supply lines General maintenance experience includes painting, drywall, plumbing, electrical, mowing, plowing, etc. Performs all phases of snow removal from all needed areas and maintains all appropriate equipment Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation Cleans all common areas and responsible for trash removal PLANNING + OVERSIGHT + COMMUNICATION Assesses and prioritizes all work to be performed on assigned site Completes daily work schedules for routine maintenance duties Notifies Maintenance Supervisor and Property Manager of all problems and potential issues of concern Ensures quality of work duties performed Handles emergency situations that may arise; and communicates all details of the incident to the Property Manager Special projects and other responsibilities may be determined INTERPERSONAL + SAFETY RESPONSIBILITIES Will be available for on-call as necessary Maintains a professional and courteous manner with all residents, vendors, contractors, and fellow employees Actively participates and follows the safety and health programs DRIVING REQUIREMENTS A minimum of three (3) years driving experience is required if the position will be responsible for driving or considered to be a driving role JOB OVERVIEW + REQUIREMENTS Job Type: Maintenance Technician, non – exempt; $26 per hour plus bonus program. Work Hours: Full Time - Monday through Friday 9:00am - 6:00pm evening and weekend hours required as needed for emergency maintenance needs. Training for Position: preventative maintenance, safety, and related Physical Requirements: standing, kneeling, lifting, carrying, painting Required Education: applicable work history Required Experience: 3+ years of experience in residential property maintenance is preferred. Working knowledge of electrical, plumbing, HVAC, carpentry and heating systems. Qualities: Demonstrates integrity on a personal and professional level; Ability to effectively communicate, solve problems involving maintenance, safety, and challenging situations

Requirements
