About The Position

The Maintenance Technician is responsible for overall general maintenance on assigned residential multifamily properties.

Requirements

  • 1-2 Years experience working in maintenance or related field.
  • High School Diploma, or GED is required.
  • Valid Driver's License is required.
  • Must be able to travel to assigned properties and may be required to travel to attend meetings, seminars and trainings.
  • Ability to utilize maintenance driven cell phone applications is required.
  • Basic understanding of Microsoft Office and web-based software.
  • Consistently at work and on time; ensures work responsibilities are covered when absent; arrives at meetings and appointments on time.
  • Follows instructions, responds to management direction; takes responsibility for own actions; keeps commitments; completes tasks on time, or notifies appropriate person with an alternate plan.
  • Ability to read and interpret documents such as employee handbook, procedure manuals, and general correspondence (email, etc.). Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
  • Employee must be able to adapt to changes in the work environment; manage difficult or escalated customers and adjust approach or method to best fit the situation, able to deal with frequent change, delays, or unexpected events.

Nice To Haves

  • Renovation, Repair, and Painting (RRP) as well as a 10 Hour OSHA certification is preferred.

Responsibilities

  • Perform general maintenance for assigned properties, including plumbing, electrical, drywall, painting, appliance repair, and replacement of worn or defective parts.
  • Prepare vacant units for re-occupancy, ensuring re-rent maintenance is completed within established timelines.
  • Troubleshoot and resolve maintenance issues; complete work orders accurately and timely, documenting work performed.
  • Maintain clean, safe, and organized maintenance areas; ensure tools, equipment, inventory, keys, and key control systems are properly maintained.
  • Coordinate and monitor the quality and performance of contracted and third-party vendors (e.g., plumbing, electrical, pest control, landscaping, snow removal, trash services).
  • Conduct move-in and move-out inspections in coordination with site staff; prepare tenant charge slips and submit documentation as required.
  • Respond promptly and professionally to resident maintenance requests and complaints, ensuring efficient, high-quality service delivery.
  • Communicate unit and property concerns to site staff (including housekeeping standards, pest issues, safety concerns, or suspected violations).
  • Adhere to on-call rotation schedules and ensure coverage is arranged when unable to fulfill an assigned on-call shift.
  • Follow approved purchasing procedures, assist with purchase order requests, and adhere to budget guidelines.
  • Monitor maintenance service standards and assist team members in resolving work-related issues.
  • Attend required meetings, training sessions, and accompany management or agency representatives during property inspections, as needed.
  • Ensure compliance with the Fair Housing Act, Americans with Disabilities Act (ADA), Section 504 regulations, and all applicable state and federal laws.
  • Perform other duties as assigned.
