About The Position

Abode Communities is a regional non-profit real estate development and property management firm that manages 39 multifamily residential communities across California, serving approximately 6,200 low-income individuals. The organization focuses on maintaining physically solvent and compliant housing portfolios, creating vibrant, connected spaces that support residents' well-being. The Maintenance Technician reports to the Community Manager and is part of a team responsible for ensuring the property is maintained in optimal physical condition and that all resident service requests are completed promptly.

Requirements

  • Minimum of three (3) years general maintenance experience (plastering, painting, basic plumbing such as unclogging toilets and drains, carpentry).
  • Ability to read, write and speak English.
  • Ability to communicate effectively with people from diverse cultures and backgrounds.
  • Basic computer skills.
  • Valid California driver's license and availability of an insured vehicle.
  • Ability to take direction from Management.
  • Ability to work in a collaborative manner as a member of a site team.
  • Ability to relate professionally with vendors, residents and co-workers.

Responsibilities

  • Perform minor property maintenance and repairs including, but not limited to, plastering, painting, plumbing (unclogging toilets and drains), carpentry, mechanical and electrical.
  • Observe and practice safety procedures when conducting maintenance work.
  • Ensure equipment, tools, and supplies are not left unattended.
  • Wear appropriate safety gear.
  • Use proper signage to announce unsafe area conditions.
  • Prioritize, schedule, and complete resident service requests for unit repairs, general maintenance, and janitorial duties according to Abode Communities standards.
  • Prepare properties for inspections by regulatory agencies.
  • Coordinate and monitor progress of vendors or outside contractors.
  • Inspect property daily and report any needed repairs to the Community Manager.
  • Troubleshoot and diagnose equipment malfunctions.
  • Repair equipment or arrange for repairs by a vendor or outside contractor, following Abode Communities policies and procedures.
  • Inspect building equipment and provide preventative maintenance services.
  • Prepare and maintain all appropriate equipment inspection and preventative maintenance logs.
  • Inspect building equipment per established specifications to ensure safe and reliable operation.
  • Maintain the maintenance equipment supplies (spare parts) inventory and order as needed.
  • Complete all required paperwork (e.g., preventative maintenance schedules, work orders, inventory reports, daily work log reports) daily or as required.
  • Assist in the preparation of supplies orders.
  • Respond to after-hours and weekend maintenance emergencies, potentially at other properties.
  • Assist with Janitorial duties as needed to support and ensure the best physical condition of the property.
  • Undertake special projects as designated by the Regional Supervisor or manager.
