About The Position

Perform a variety of maintenance tasks necessary to maintain and enhance the value of an apartment community in a timely, professional, and courteous manner. This full-time, hourly, on-site position is located at the Student Quarters Community: Cherry Street.

Requirements

  • Must have reliable transportation due to the emergency on-call requirement
  • EPA certification Type I and II
  • Other licenses and certifications as required by local, state, or federal law
  • Ability to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment
  • All equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents
  • Appropriate safety equipment and apparel must be worn including proper footwear (work boots)
  • Must be able to diagnose problems with and assist with the repair of Major appliances
  • Must be able to diagnose problems with and assist with the repair of HVAC, including EPA Certification
  • Must be able to diagnose problems with and assist with the repair of Basic-Intermediate plumbing
  • Must be able to diagnose problems with and assist with the repair of Basic-Intermediate electrical (when no license required)
  • Must be able to diagnose problems with and assist with the repair of Sheetrock
  • Must be able to diagnose problems with and assist with the repair of General carpentry
  • Must be able to diagnose problems with and assist with the repair of Pool care (if required by community)
  • Must be able to diagnose problems with and assist with the repair of Roofs and gutters
  • Must be able to diagnose problems with and assist with the repair of Painting
  • Must be able to diagnose problems with and assist with the repair of General irrigation maintenance and repairs
  • Must be able to diagnose problems with and assist with the repair of Landscaping
  • Must be able to diagnose problems with and assist with the repair of Fountain maintenance and repairs
  • Must be able to diagnose problems with and assist with the repair of Foundation/sidewalk repairs
  • Must be able to diagnose problems with and assist with the repair of Ice/snow removal
  • Must be able to diagnose problems with and assist with the repair of Golf carts and small engine maintenance
  • High school diploma or equivalent
  • Must be able to pass a background check
  • Ability to read and write English fluently

Responsibilities

  • Maintain an excellent customer service
  • Ensure all service requests and repairs are completed thoroughly and in a timely manner
  • Maintain an organized, clean, and safe work area
  • Assist the Maintenance Supervisor with monitoring the inventory of equipment, tools, parts, and supplies at appropriate levels
  • Comply with all personnel management policies and procedures
  • Maintain a preventative maintenance schedule
  • Communicate effectively with residents, fellow employees, vendors, and supervisors
  • Work with Maintenance Supervisor to maintain an effective preventative maintenance program
  • Work with Maintenance Supervisor to adhere to budget guidelines
  • Assist the Maintenance Supervisor with maintaining a hazard communications program
  • Inspect grounds, buildings, and other community features as required to minimize liability concerns
  • Ensure adherence to the company's safety and hazard communications programs, policies, and procedures
  • Work with Maintenance Supervisor to ensure that physical condition of the community is maintained according to company operating and safety standards
  • Work with the maintenance team to ensure excellent curb appeal at all times
  • Assist residents with the move-in/move-out process as needed
  • Assist with the scheduling and performance of all maintenance/repair-related turn events
  • Perform scheduled maintenance on all equipment based on the manufacturer=
