Maintenance Technicians are responsible for completing non-technical building maintenance. Duties including resident work orders and vacant apartments for occupancy. In addition, daily trash pick-up and building/ground policing is required. Specific responsibilities include but are not limited to: Preparing vacant apartments for occupancy. Completing resident work order requests in a timely and proficient manner. Assisting the Lead Maintenance Technician in inventory control. Troubleshooting, installing, and repairing heating, ventilating, and air conditioning systems. Replacing and/or repairing all apartment appliances. Responsible to perform unit upgrades/rehabs as needed, including but not limited to demo, framing, drywall, new cabinetry, countertops, flooring, doors, tubs, tile/surrounds, electrical fixtures, plumbing fixtures, and appliances. Installing and repairing plumbing and electrical and performing general carpentry, drywall, and painting tasks Working a routine on-call emergency response schedule. Performing snow removal. Maintaining equipment, storage, and work areas in a clean and orderly condition. Informing Lead Maintenance Tech of maintenance and inventory needs. Maintaining grounds daily Maintaining required records such as material usage, time, production, and other reports as required by RP Management’s policy and procedures. Communicating effectively with the Community Manager all maintenance issues Certified Maintenance Technicians are required to have EPA certification and perform record keeping requirements
