This role involves troubleshooting and performing all necessary electrical, drywall, painting, plumbing, and appliance repairs to efficiently complete work order requests. You will complete resident requested service requests in a timely manner of 24-48 hours from time of entry, maintain awareness of budgetary constraints, and manage materials accordingly. The position requires ensuring grounds are in presentable order, picking up trash, reporting hazards, and informing the office of resident lease violations. You will provide excellent attention to detail concerning both the interior and exterior to elevate property curb appeal, identify and act on routine replacement action items, and assist in make-ready unit turns while keeping awareness on move-in/move-out dates throughout the month. Responsibilities also include contributing to housekeeping efforts in areas such as the clubhouse, lobby, fitness center, pool area, vacant units, model units, and all other areas on property. You will provide excellent customer service interactions, document all necessary property operations thoroughly and timely, and maintain working knowledge of Fair Housing laws, rules, and regulations. Ensuring trash receptacles are free of loose debris, bulk furniture items, and any potential hazards is also part of the role. The ability to work a flexible schedule, including weekends and on-call hours for emergency services (which must be responded to immediately), is required. You will complete any additional training or virtual education assigned through the Gracehill platform and any additional tasks assigned by Property Manager, Maintenance Supervisor or other member of upper management. The role also requires the ability to lift heavy equipment and items such as appliances being relocated to and from storage spaces, and removal of abandoned furniture in units. A team player mentality will be required to excel in this role.
