About The Position

The core focus of this position is the common area and residential maintenance at two manufactured home communities in Huntington Beach totaling over 550 spaces. Duties are assigned daily by the Community Managers at the two properties. Requirements

  • Be customer service oriented.
  • Possess a good work ethic and uphold the company values.
  • Be able to work with minimal supervision.
  • Be able to resolve challenges logically and know when to refer more complex issues to a higher-level manager since duties and tasks are frequently non-routine.
  • Demonstrate initiative, professionalism, integrity, and exercise confidentiality in all areas of performance.
  • Be punctual, neat and efficient.
  • Read, write and speak English fluently.
  • Own basic tools and truck to use at work.
  • Has the ability to bend, stoop, walk, climb ladders for 90% of a typical working day.
  • Has the ability to bend, lift and reach boxes and maintenance supplies of 30 pounds or more.
  • Has the ability to safely use tools such as hammers, screwdrivers, drills, and saws.
  • Has the ability to log maintenance records in a computer or app.
  • Has two years minimum of recent experience in property management, apartment/residential maintenance - Mobile Home Park experience is a plus.
  • Possess a high school diploma or GED equivalent - minimum.
  • Has basic use skills of Microsoft Office (Word, Excel, Outlook).
  • Possess a valid California Driver's License, reliable transportation, and automobile insurance - all required.
  • Must be able to pass 7-year background check. Any job offer will be based on the results of background screening.

Nice To Haves

  • Mobile Home Park experience is a plus.

Responsibilities

  • Electrical installation and repairs on items such as appliances, fixtures, switches and outlets, etc.
  • Interior and exterior painting including preparation and repairs.
  • Plumbing installations and repairs such as replacing fittings, sinks, faucets, garbage disposals, clearing drain stoppages, etc.
  • General repair and maintenance including installing doors, replacing screens, installing cabinets, hanging blinds, installing locks, as well as maintaining and cleaning property buildings and features.
  • Proficiency in drywall installation, patching, repairs, and finish work to a professional standard.
  • Troubleshooting of utility system outages and operational issues.
  • Working with water and gas meter shut-offs.
  • Replacing utility meters as required.
  • Maintaining accurate and detailed records of work performed.
  • Ability to work in close, tight, or confined spaces as required.
  • Common area maintenance, including janitorial services.
