We are seeking a Maintenance Technician with strong experience and skillset in painting and drywall repair to join our maintenance team at Blooming Meadows South in Bloomington, MN. This apartment maintenance professional will have a heavy focus on in-unit and common area drywall repair and painting, and will also be responsible for all aspects of the physical operations of our apartment community that includes the responsibility to ensure that Aeon standards are met in each of the following areas: preventative maintenance, safety and security, physical condition, market appeal, customer service promises, and utility conservation standards. This position will also support the general upkeep of the property including regular trash removal and trash chute management. The Maintenance Technician will report directly to the Senior Property Manager.

Requirements

• Proven skills in painting, drywall repair and finishing is required.
• Strong attention to detail and pride in craftsmanship.
• Must have a demonstrated skillset in general apartment maintenance.
• Ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.

• Valid driver's license, reliable vehicle, and vehicle insurance is required.
• Own basic tools.
• Ability to stand, walk, reach, climb, bend and kneel for extended periods.
• Ability to conduct property tours and inspections including but not limited to walking through hallways, stairwells, leasing offices, common areas, and vacant or occupied apartment homes. This may involve navigating multiple floors and uneven surfaces.
• Ability to lift up to 30 pounds frequently and 50 pounds occasionally.
• Ability to reach above and below shoulder height.
• Ability to use hands and fingers to grasp, twist and pull.
• Ability to work in varying external weather conditions
• Ability to quickly respond to sights and sounds that may pose a threat to persons or property.
• Candidate must currently have and/or be able to obtain the following certifications within the first six months of employment with Aeon. Aeon will support the Maintenance Technician with obtaining these certifications through training classes and/or by paying licensing/certification fees where applicable:
• Special Boiler's License

Responsibilities

• The completion of all maintenance service requests as assigned by performing a wide variety of general maintenance and repair functions including:
• Preparing, patching, texturing, and painting interior apartment walls and ceilings
• Repairing and finishing drywall, including sanding, priming, and color matching
• Plumbing
• Electrical
• Appliance repair
• Air handler and general HVAC maintenance
• Lock changes
• Apartment turnovers
• Preventative maintenance
• Installation and repair of window coverings, doors, cabinets, light fixtures, etc;
• Regular trash chute maintenance and management
• Regular Inside/outside debris removal
• Seasonal duties: light snow removal, salting/sanding
