About The Position

The Maintenance Technician at The Michaels Organization is responsible for performing various maintenance duties for residential units, ensuring that properties are well-maintained and ready for occupancy. This role involves basic plumbing, electrical work, carpentry, and custodial tasks, all while providing exceptional service to residents and maintaining safety standards. The technician will also assist in inspections and keep accurate records of maintenance activities.

Requirements

  • Minimum of 1 year maintenance work experience or experience in a related field.
  • High School Diploma and training or experience in carpentry, plumbing, electrical work, painting, and cleaning.
  • Any specific certifications required by the property.
  • Valid Driver's License and acceptable driving record may be required.

Nice To Haves

  • Trade School and/or Military training is a plus.
  • Ability to work in various areas beyond repair maintenance, such as janitorial and gardening tasks.

Responsibilities

  • Perform basic electrical repairs on appliances, fixtures, switches, outlets, and circuits, as well as light plumbing work.
  • Conduct carpentry tasks such as fitting doors, freeing windows, and refinishing floors, along with interior and exterior painting.
  • Replace broken glass, tile, carpet, screens, and appliances as needed.
  • Assist in custodial and grounds work, including cleaning common areas and maintaining cleanliness.
  • Respond to work orders and resident requests in a timely and professional manner.
  • Assist in apartment move-in and move-out inspections and help schedule annual inspections.
  • Maintain knowledge of water and gas meter cut-offs and perform preventive maintenance on equipment.
  • Keep accurate records of maintenance activities and report any concerns to management.
  • Periodically inspect units and common areas, performing repairs and janitorial assistance as needed.
  • Attend training seminars and adhere to OSHA standards and company safety policies.
  • Ensure effective communication with residents, contractors, and property management regarding maintenance services.
