About The Position

Terra West Management Services is seeking a dedicated maintenance professional to join our team. Responsibilities include performing maintenance tasks in common areas, residential buildings, and amenities, as well as responding to emergencies and ensuring the safety and functionality of the property.

Requirements

• High School diploma required
• 2-3 years maintenance experience required, preferably in HOA or similar environment
• HVAC Certified
• CPO Certified

Responsibilities

• Perform lighting rounds in common areas, residential buildings, clubhouse and pools; change lights and ballasts as required.
• Paint curbs, gates, fences, etc. on a continuing basis.
• Check air conditioners on a regular basis; ensure that motors and compressors are working; change filters as required.
• Respond to emergency water leaks and alarms; perform maintenance as required and bring to the immediate attention of the Maintenance Supervisor and General Manager.
• Maintain/repair barbecues.
• Maintain/repair doors and door closers.
• Perform simple repairs on toilets, sinks, and other plumbing fixtures such as sump pumps.
• Ensure dumpsters are brought to dumpster yard for pick-up twice per week.
• Interface with HOA office regarding scheduling of move-ins, move-outs and deliveries; hang mats in elevators as necessary.
• Check elevators for proper functioning; notify Maintenance Supervisor immediately if elevators are not functioning properly.
• Be aware of the condition of physical property throughout the building and community and immediately correct or cause to be corrected unsafe conditions.
• Program gate opener.
• Change mailbox locks as required for new residents.
• Perform other general maintenance tasks and projects as directed by the Maintenance Supervisor or the General Manager.
