About The Position

The Assistant Maintenance Supervisor oversees Maintenance Technicians, assists the Maintenance Supervisor with administration, and performs maintenance work orders. Responsibilities include providing excellent service to residents, completing routine service requests, ensuring community cleanliness, and maintaining the maintenance shop. The role involves daily meetings with the Maintenance Supervisor, timekeeping, common area inspections, and on-call coverage during non-business hours. The Assistant Maintenance Supervisor also assists with vendor coordination during move-in/move-out processes and ensures compliance with safety regulations.

Requirements

  • Working knowledge of electric, plumbing, HVAC, and basic construction.

Responsibilities

  • Providing excellent service to residents, guests, employees, and contractors.
  • Completing all routine service requests within 24 hours at the direction of Maintenance Supervisor.
  • Ensuring the clean condition of the community at all times.
  • Maintaining the maintenance shop according to policy.
  • Reporting maintenance issues to the Maintenance Supervisor and Community Manager for review.
  • Assisting in other tasks as directed by the Maintenance Supervisor.
  • Spot cleaning the model and vacant units on a daily basis.
  • Meeting with Maintenance Supervisor daily to review work orders and assignments.
  • Keeping a record of hours utilizing company provided forms.
  • Inspecting common areas daily for maintenance issues.
  • Completing make-ready preparations as per the turn schedule.
  • Completing work orders as directed and ensuring 24-hour response policy.
  • Providing on-call coverage during non-business hours.
  • Enforcing trash standards on property and reporting violations.
  • Logging and maintaining pool chemicals daily.
  • Maintaining MSDS/OSHA/EPA logs in shop and office.
  • Informing Maintenance Supervisor of supplies needed.
  • Providing weekend coverage of common areas as per schedule.
  • Performing scheduled inspections and attending monthly safety meetings.
  • Completing quarterly unit inspections and replacing filters.
  • Ensuring proper equipment inventory and reporting missing/broken equipment.
  • Keeping Maintenance Supervisor updated on education and certification needs.
  • Working with vendors during move-in/move-out processes.
