About The Position

As a Maintenance Technician/Porter, you'll be responsible for maintaining the overall appearance, cleanliness, and functionality of our property while providing responsive service to our residents. The ideal candidate will work under the direction of the On-Site Manager to ensure our community maintains the highest standards of presentation and resident satisfaction.

Requirements

  • Valid driver's license with clean driving record (required for golf cart operation)
  • Ability to perform physical tasks, including lifting up to 50 pounds, standing for extended periods, and working in various weather conditions
  • Basic knowledge of general maintenance procedures and safety protocols
  • Strong communication skills and professional demeanor when interacting with residents
  • Ability to use provided equipment and smartphone/tablet applications for the work order management system
  • Detail-oriented with ability to prioritize multiple tasks
  • Reliable attendance and punctuality

Nice To Haves

  • Previous experience in property maintenance, janitorial services, or porter work
  • Experience working in residential communities, condominiums, or hospitality settings
  • Basic knowledge of electrical, plumbing, and HVAC systems

Responsibilities

  • Perform comprehensive porter services throughout the property, including common areas, hallways, lobbies, and amenity spaces
  • Collect, remove, and properly dispose of refuse and recycling from designated areas
  • Empty trash receptacles throughout the property on scheduled routes
  • Maintain the cleanliness of walkways, parking areas, and building entrances
  • Monitor and maintain the overall appearance of the community grounds
  • Respond to resident maintenance requests through the work order management system
  • Complete basic maintenance tasks, including but not limited to replacing light bulbs, changing air filters, minor plumbing adjustments, and basic repairs
  • Conduct routine inspections of common areas and report any maintenance concerns to management
  • Maintain inventory of commonly used supplies and notify management of restocking needs
  • Keep the maintenance office and storage areas organized and secure
  • Assist the On-Site Manager with daily property operations as directed
  • Operate golf cart safely for efficient property coverage and equipment transport
  • Document completed work orders and maintain accurate service records
  • Provide courteous and professional interaction with residents and visitors
  • Respond promptly to urgent maintenance situations
  • Assist with preparation for property inspections and special events
