About The Position

Under the direction of the Property Manager or Director of Housing, the Maintenance Technician performs a wide variety of Maintenance duties, including skilled plumbing, electrical, carpentry, painting, sheetrock repair, major appliance repair, refurbishing, and common area cleaning in housing projects designed to provide low-income seniors, special users, or other eligible individuals with unfurnished housing in multi-unit dwellings. This position is expected to be able to repair and maintain most items on a property without outside vendor assistance. Maintenance Technician who lives on-site will be responsible for performing all of the duties and responsibilities listed in the attached Night Manager job description, which includes responding to all after-hours emergencies or building problems that arise.

Requirements

  • 2+ Years of related apartment maintenance experience and one-year managing people, projects, materials, and information.
  • Demonstrated experience with preventative and ongoing maintenance of a property.
  • Attentive to detail and able to work with a minimum of supervision.
  • Ability to learn the YARDI maintenance computer program.
  • Knowledge and skills in plumbing, electrical, and general maintenance.
  • CADL, valid and clean DMV, and reliable transportation. Willingness to learn and troubleshoot preventive plumbing, electrical, and landscaping, and ongoing maintenance issues and concerns.
  • Attention to detail, ability to handle several projects at once, and shift priorities in a fast-paced environment.
  • Positive attitude and assertiveness, and demonstrated integrity on a professional level.
  • Willingness to work with seniors. Must be patient and with good communication and customer service skills. Second-language skills a plus; Spanish or Chinese preferred.
  • Must be able to work on Holidays, weekends, and evenings.
  • Must pass a background check with a national sex offender screening.
  • Must pass a strength test for physical fitness for the job.

Responsibilities

  • Follows all vacant apartment turnover procedures, and turnovers are accomplished in 7 7-day timeframe and manner consistent with Self-Help Housing standards, and the property’s budgetary goals and limitations.
  • Efficiently and effectively schedules work order requests, adhering to maintenance priorities. Follow up to ensure repairs were completed properly and in a timely, efficient, and courteous manner.
  • Performs plumbing work, irrigation, and other work such as replacement of broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, locks, etc.; paints interior and exterior; performs carpentry work such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors, repair of concrete, masonry, roof, fencing, etc.
  • All facets of lock and key replacement or repair, including weather stripping, door, wall, window functioning, and locks
  • Electrical repairs including: fixtures, lights, plugs, and switches
  • Changes AC filters, checks coils, cleans and repairs when necessary
  • Assists in custodial work/cleaning of common areas, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc. Assists in grounds work and limited extermination services when necessary.
  • Identifies and assesses problems and needs, and communicates to the Property Manager. Maintains congenial relationships with all residents; is professional and polite; communicates easily with residents using good interpersonal skills. Understanding of and sensitivity to cultural background, economic status, and those with special needs, and adhering to Fair Housing requirements.
  • On-call for maintenance emergencies of the property in the evening, on weekends, and on holidays. Maintains knowledge of water, gas meter cutoffs, all building and fixture cutoffs, sewer cleanouts, and maps and diagrams of the property.
  • Under the general supervision of the Property Manager, places monthly orders for, picks up, and utilizes materials for maintenance and repair. Maintains a janitorial and maintenance/repair supplies inventory,
  • Maintains physical security of property and inspects building exterior and common areas daily, performing repairs and janitorial assistance as needed.
  • Maintains accurate records regarding preventative monthly maintenance on all equipment based on manufacturer recommendations or as required by housing regulations or codes.
  • Supervises janitorial staff, any contract or temporary personnel working at the property. Interacts with vendors, contractors, and service providers to ensure completion and quality of the product and services provided.
  • Conducts annual property and unit inspections with the Property Manager and performs preventative maintenance on the checklists. Report the completion of tasks on the checklists to the Property Manager in a timely manner.
  • Reviews completed and outstanding work orders on a daily basis. Ensures work orders are completed in a timely manner, in accordance with Self-Help policies and procedures.
  • Responds to emergencies by taking appropriate actions; reports to the Property Manager for any irregularities, unusual happenings, incidents, vandalism, etc. Completes and submits Incident Report to the Property Manager within 24 hours.
  • Walks the entire property daily to be sure the common areas, landscaping, laundry, etc., are in good condition. Maintain curb appeal and ensure daily general cleanliness of the property.
  • Maintains congenial relationships with all residents, understanding of and sensitive to cultural background, economic status, and those with special needs, and adheres to Fair Housing requirements.
  • Set up chairs, tables, and furniture for meetings.
  • Performs other duties as assigned.
