The Maintenance Technician performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.

  • Completes assigned work orders generated from resident requests for service within 24 to 48 hours.
  • Diagnoses the source or cause of defects or problems and makes repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Completes the 'make-ready' process to prepare vacant apartment homes for leasing and new move-ins.
  • Creates a 'punch' list of maintenance work needed and schedules vendors and contractors as needed.
  • Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible.
  • Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance shop.
  • Completes documentation and other paperwork in a timely, accurate, and complete fashion.
  • May periodically inspect work performed by contractors, vendors, and other service providers.
  • Complies with safety and risk-management policies by attending routine safety meetings and completing required training.
  • Demonstrates customer service skills by treating residents and others with respect and responding sensitively to complaints.
  • Assists in conducting routine and periodic property inspections to identify safety and risk management concerns.
  • High School Diploma or GED Equivalent.
  • 1-3 years of apartment maintenance experience or equivalent preferred.
  • Current Valid Driver's License.
  • EPA certifications Type I and II or Universal for refrigerant recycling.
  • Proficiency in internet, word processing, spreadsheet, and database management programs.
  • Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
