Requirements

  • High school diploma or equivalent required
  • 1+ years of experience in general maintenance, custodial work, or unit make-ready preferred
  • Attention to detail and ability to work efficiently on repetitive tasks
  • Familiarity with basic tools, maintenance equipment, and safety procedures
  • Strong time management and ability to work independently and meet deadlines
  • Ability to communicate effectively with maintenance team and property management staff
  • Customer service mindset and commitment to professionalism
  • Perform repetitive tasks such as cleaning, painting, lifting, bending, and standing for long periods
  • Lift/move items up to 50 lbs. including appliances, tools, and supplies
  • Climb stairs or ladders to access upper floors or fixtures
  • Safely use hand tools, step ladders, power washers, and cleaning equipment
  • Work indoors and outdoors in varying weather conditions
  • Wear appropriate personal protective equipment (PPE) as required
  • Maintain excellent attendance and punctuality
  • Follow all safety procedures and report hazards or incidents promptly

Responsibilities

  • Perform all make-ready tasks including cleaning, touch-up painting, caulking, and basic repairs to ensure units are in top condition for incoming residents
  • Replace light bulbs, fixtures, door hardware, blinds, locks, and appliances as needed
  • Inspect each unit to identify maintenance needs and complete a thorough checklist to confirm readiness standards
  • Report supply needs and larger repair issues to the Maintenance Supervisor or Property Manager
  • Ensure each apartment is clean, functional, and presentable according to company and property standards
  • Complete light carpentry, patch drywall, install outlet covers, cabinet repairs, and other light repairs
  • Support maintenance team with general upkeep, common area cleaning, and seasonal projects when needed
  • Assist with moving appliances, painting touch-ups, and interior detailing
  • Maintain professional, courteous interactions with residents, coworkers, and vendors
  • Communicate effectively with property management staff about unit status and readiness timelines
  • Follow company protocols for unit inspections and move-in coordination
  • Ensure compliance with safety procedures including proper use of cleaning agents and protective gear
  • Maintain organized tools and equipment and notify leadership of maintenance concerns that could impact safety or resident experience
  • Maintain a clean, safe work environment in and around units during turnover work
