About The Position

The Maintenance Lead Technician is responsible for always maintaining the physical integrity of the property.  This involves insuring a safe and secure living environment for residents, visitors, and staff.  It is the Maintenance Lead Technician’s duty, with the assistance of the Maintenance Supervisor, to anticipate, identify, and correct all problems involving the property; and to implement procedures that will prevent such problems.  To achieve an effective maintenance program, the Lead Technician will: Maintain a safe environment. Cultivate resident satisfaction. Protect the investment of the apartment property owner.

Requirements

  • High school diploma / GED or Accredited Vocational School Certificate education or equivalent experience.
  • One to three years of related experience is required to acquire a thorough knowledge of central and unitary air conditioning, domestic water, electrical, plumbing and life safety systems.  In-depth working knowledge of general maintenance practices and repairs (i.e., tile and concrete floors, painting, plastering and drywall patching, basic carpentry, and appliance repairs).
  • Full-time maintenance experience or experience in related field.
  • Ability to supervise skilled and unskilled workers.
  • Maintain open lines of communication with internal and external contacts for continuing operations and resolution of problems.  Internal contacts include company personnel and residents.  External contacts include vendors, consulting engineers and contractors to ensure contracted services are maintained and performed within the guidelines of company standards.
  • Concern for work-safety programs.
  • Ability to assist Property Community Director in his/her duties.
  • Basic set of tools, i.e., screwdrivers, pliers, etc.; safety shoes, wear goggles when working with specific equipment, wear masks and gloves and other safety equipment as tasks dictate.
  • Must have reliable transportation, valid driver’s license, and automobile insurance.
  • Must have ability to utilize personal transportation for business related tasks/duties as assigned including but not limited to rotation “on call” work at a moment’s notice.

Responsibilities

  • Conduct all business in accordance with HSL Asset Management's policies and procedures, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to apartments.
  • Coordinate and perform activities to maintain the continuity of essential environmental services to guarantee resident comfort and security.
  • Participates in all maintenance projects.
  • Performs maintenance tasks personally or delegates to technicians.
  • Oversees and occasionally inspects work performed by technicians.
  • Institutes and manages system for handling resident service requests with the assistance of the Maintenance Supervisor; corrects situations within 24 hours when possible.
  • In the absence of the Maintenance Supervisor, schedules maintenance personnel in conjunction with Community Director so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.
  • In the absence of the Maintenance Supervisor, conducts regularly scheduled safety meetings with entire staff; maintains and communicates Hazardous Communication Program (HAZCOM) standards.  Keeps Safety Data Sheets (SDS’s) current and readily accessible.
  • Maintains thorough knowledge of pertinent laws, EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammable, caustics, and refrigerants.
  • Must be aware of the physical condition of the property throughout and immediately correct unsafe conditions.  e.g.: broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
  • Assist in maintaining accurate records regarding preventive maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
  • Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis.
  • Inspects and maintains all tools in excellent condition.
  • Assist in the onboarding and development of all subordinate maintenance staff.
  • Instills a "safety first" attitude not only with maintenance technicians but also with all staff.
  • Instructs staff on proper use and guidelines for wearing safety items.
  • Assist in the training of Maintenance Technician(s), Porter, and Housekeeper(s).
  • Performs periodic scheduled tests for life safety systems.
  • Performs electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
  • Performs plumbing work, such as clearing stoppages, replacing fittings, etc.
  • Replaces broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, locks, etc.
  • Paints interior and exterior.
  • Performs carpentry work such as fitting doors, freeing windows, replacing and building shelves.
  • Assists in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas.
  • Assists in grounds work when necessary.
  • Repairs concrete, masonry, roof, fencing, when required.
  • Performs limited extermination services, when required.
  • Participates in a standby emergency schedule for evening, weekend, and holiday coverage.
  • Is also responsible for stock control and utilization of maintenance materials.
  • Is responsible for the refurbishing of apartments prior to resident occupancy.
  • Assist in keeping accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders.
  • Performs scheduled maintenance on all equipment based on the manufacturers' recommendations and operating manuals.
  • Assist with periodic inspections of all units, buildings, and common areas, performing repairs and janitorial assistance as needed.
  • Has knowledge regarding water and gas meter cutoffs, all apartment and fixture cutoffs, and sewer cleanouts and posts map of the same.
  • Ensures that maintenance shop/storage areas remain locked when not in use.
  • Has constant knowledge regarding contracts and suppliers, their services and goods.
  • Assists in apartment check-in and check-out inspections.
  • Is also responsible for chemical treatment program of boilers and air conditioning systems.
  • Assists in the training of subordinate employees.
  • Assists in the scheduling of subordinate maintenance personnel and work order requests, adhering to maintenance priorities.
  • Ensures that all apartment preparation repairs and services are completed correctly and on schedule.
  • Assists in the reporting of all major repairs and requisitions to Community Director prior to any expenditure of funds.
  • Changes locks and makes keys.
  • Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant with the assistance of another employee.  Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary, with the assistance of another employee.
  • Assists in the scheduling of any major mechanical system work and the coordination of all emergency procedures for mechanical equipment.
  • Assists in maintaining adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
  • Performs work area clean-up and safety related duties.
  • Assists in keeping grounds neat and free of litter.  Rakes, sweeps, shovels as circumstances warrant.
  • Performs periodic maintenance on water irrigation system as needed.
  • Performs any additional duties assigned by Community Director or Property Maintenance Supervisor.
