About The Position

The Maintenance Technician is responsible for performing hands-on repairs and maintenance work under the supervision of the Maintenance Lead. This role involves ensuring the physical condition of the property is maintained according to company standards, managing service requests, and maintaining a high level of customer service. The technician will also assist in various maintenance tasks including HVAC, plumbing, electrical work, and general repairs.

Requirements

  • EPA certification, Type I and II
  • Valid driver's license and current automobile insurance
  • Ability to diagnose and repair major appliances, HVAC, plumbing, electrical, sheetrock, carpentry, pool care, roof and gutter repair, wallpaper/painting, foundation/sidewalk repairs, irrigation maintenance, landscaping, and ice and snow removal.
  • Ability to work any of the seven days of the week, 52 weeks of the year.
  • Ability to serve on-call, as scheduled or as necessary.

  • Other licenses and certifications as required by state and federal law.
  • Participation in Foresight technical training from Regional Maintenance Coordinator programs.

Responsibilities

  • Work with the Maintenance Lead to adhere to budget guidelines and obtain competitive bids on major expenses.
  • Purchase supplies as necessary using standard purchase order system and proper bidding procedures.
  • Prepare staffing schedules consistent with property needs.
  • Assist Maintenance Lead with monitoring inventory of parts and supplies.
  • Participate in company meetings as required.
  • Ensure that the physical condition of the property is maintained according to company operating and safety standards.
  • Organize and prioritize service requests and ensure all service requests and repairs are made correctly and in a timely manner.
  • Oversee completion of service requests in 24 hours or per property policy.
  • Ensure excellent curb appeal at all times.
  • Inspect grounds, buildings and other property features to minimize liability concerns.
  • Oversee turnkey operations and ensure that vacant units are made rent-ready in a timely manner.
  • Maintain an effective preventative maintenance program.
  • Maintain an organized, clean and safe work area.
  • Ensure adherence to the company's safety and hazard communications programs, policies and procedures.
  • Teach and promote safe work practices to staff.
  • Maintain a high level of customer service and communicate effectively with residents, fellow associates, vendors and supervisors.
  • Assist with department personnel management functions and budgeting as required.
