About The Position

The Maintenance Technician II performs maintenance functions in the community, including rental units, residential common areas, offices, grounds, and parking lots. The role requires a highly diversified base of knowledge and skills needed to maintain the property to satisfy ownership objectives. The Maintenance Technician III requires a strong skill set in the maintenance trade and will guide/mentor Maintenance Technicians I and II. [FK1] This position is successful when all work orders are getting done correctly and vacant units are getting ready within the standard protocol time with the company.

Requirements

  • High school diploma or GED with 5 or more years of related experience or an advanced degree with a minimum of 7 years of related experience[FZ3]
  • knowledge of facilities management standards, concepts, practices, procedures, and policies with the ability to apply them
  • Knowledge of electrical, carpentry plumbing, appliances, and HVAC, and Customer service, written communications, oral communications
  • Knowledge of computers and facility software
  • Ability to provide guidance and mentorship to junior team members
  • Ability to communicate effectively both orally and in writing.
  • Ability to be flexible and adaptable in various situations.
  • Ability to work independently and dependently in a team-driven environment

Nice To Haves

  • Experience with Asbestos and lead based paint
  • Professional certifications such as CAMT or CFC Universal are preferred

Responsibilities

  • Diagnose and make repairs in such areas as but not limited to, appliances, carpentry, hardware accessories, masonry, painting and basic electricals, plumbing, and HVAC.
  • Complete Assigned Service requests and repairs consistent with company procedures. Assist in preparing vacant apartments for market-ready status in accordance with company standards.
  • Perform maintenance service orders associated with preventive maintenance programs, building and safety inspections, and annual unit inspections.
  • Maintain Grounds and curb appeal through snow removal, landscaping, and trash management activities.
  • Be available for on-call activity during off hours and emergency based on predetermined schedules and needs.
  • Perform other duties as assigned.
