Requirements

High School Diploma orGED
Five (5) years experience in a related area and Valid Driver's License
Master's Level Mechanical Aptitude.
Master's Level Competence in maintenance and construction tasks, processes and basic tools.
Proficiency in basic computer skills and knowledge.
Ability to read, write and communicate effectively. Ability to establish and maintain working relationships with other staff, agencies, the public and clients.
Ability to maintain a valid driver's license.

Responsibilities

Perform routine inspections of buildings and grounds.
Should have a working knowledge of HVAC systems, Plumbing Systems, Electrical Systems, general building construction as it relates to problem solving.
Should be accomplished in all forms of carpentry. Able to perform basic door, trim and minor carpentry.
Significant experience with mechanical HVAC systems, electrical and plumbing systems. The employee should have a working knowledge and the ability to replace faulty or damaged parts.
Schedule and oversee routine inspections of buildings and grounds by outside inspectors when needed.
Oversee, inspect, and schedule repairs for HVAC, plumbing, electrical and mechanical systems, windows, doors, roofs, gutters, etc.
Familiar with all maintenance tools, power tools and how to safely use them.
Complete all maintenance assignments for the properties assigned, including minor carpentry, painting and other projects.
Should have OSHA 10 training as a minimum.
Maintain landscaping of the properties assigned, including cutting grass, killing weeds, trimming shrubs and trees, planting grass seed and trees, etc. and/or oversee this service with a contracted professional landscaper.
Must be familiar w/modality of all flooring, able to caulk and repair seems, do ceramic tile work and drop ceiling repairs and replacements.
Perform all work as required based on OSHA 10 standards of safety.
Must be able to provide repair and replacements at a Journeyman's level of work.
Keep exterior grounds free and clear of all debris, snow, leaves, etc.
Inspect recreational areas and equipment for maintenance required.
Eliminate safety hazards when possible; report all safety issues to immediate supervisor in a timely manner.
Maintain all tools and equipment in a safe, secure work environment. e Assist and monitor contractors in renovation/building projects.
Run errands and make trips in order to obtain necessary equipment and supplies.
Perform other duties as assigned by Supervisor or Director when other maintenance projects are not in process.
Maintain a valid driver's license.
