About The Position

Performs various maintenance duties necessary to maintain and enhance the value of the community. Supports and aids the Maintenance Supervisor or Community Manager in all phases of the overall physical maintenance of an income producing property. This includes but is not limited to; the general maintenance of the property, expense control, and adherence to preventive maintenance programs and required state and federal safety programs. The role involves performing all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Maintenance Supervisor or Community Manager. It requires general maintenance knowledge in electrical, drywall, HVAC, plumbing, custodial, and carpentry work, as well as appliance repair experience. The technician is responsible for ensuring the exterior curb appeal and cleanliness of the grounds, and that residents are provided with a clean, safe, well-maintained community.

Requirements

  • High School diploma or equivalent
  • Appliance repair
  • 3+ years hands-on general maintenance experience (i.e. plumbing, electrical, carpeting, painting, etc.) at a 400+ unit conventional property
  • Experience in property management in a maintenance technician role
  • Ability to respond to common inquiries or complaints from customers or regulatory agencies.
  • Ability to effectively present information to Supervisor or Community Manager.

Responsibilities

  • Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Maintenance Supervisor or Community Manager.
  • General maintenance knowledge in electrical, drywall, HVAC, plumbing, custodial, and carpentry work as necessary.
  • Appliance repair experience.
  • Ensure exterior curb appeal of community and cleanliness of grounds.
  • Ensure that residents are provided with a clean, safe, well maintained community.
  • Maintain accurate inventory control of tools, equipment and supplies.
  • Ensure that maintenance requests are handled as quickly, efficiently and effectively as possible.
  • Have knowledge of location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts.
  • Assist in performing apartment move-in and move-out inspections as directed by Maintenance Supervisor or Community Manager.
  • Know current condition/status of all vacant units.
  • Recommends measures to improve methods of operations, performance, safety and quality of service.
  • Performs on-call emergency service as required.
  • Represents Sudberry Properties and the community you work for in a professional manner.
  • Maintains a positive businesslike attitude and neat, clean, dress (including uniform) and appropriate grooming.
  • Attends and participates in training seminars as requested.
  • Assists other staff members as needed.
  • Possess and practice exceptional safety skills when on the job.
  • Ability to work a schedule during normal hours which may include working weekends and hours in excess of 40 hours a week.
  • Performs other duties as assigned.
