About The Position

The Residential Maintenance Technician II is responsible for ensuring seamless communication and coordination between the management team and the maintenance team, while overseeing the upkeep of the building and ensuring a high-quality living experience for residents. This role involves direct assistance in managing both routine maintenance and maintenance technician operations, including preventive maintenance and repairs, while ensuring that all services are completed efficiently and meet brand standards. The individual will act as a key point of contact for the maintenance team, ensuring quality of work and operational efficiency, while also liaising between departments to resolve issues promptly and maintain a safe, welcoming environment for residents. Schedule, monitor, and/or perform preventative maintenance and apartment turns.

Requirements

  • High school diploma/GED, with additional training or certifications in residential maintenance or property management preferred.
  • 4+ years of experience in residential maintenance or customer service, with a strong background in building systems (HVAC, plumbing, electrical, carpentry).
  • Excellent communication skills, with the ability to coordinate between multiple teams and stakeholders effectively.
  • Proven experience with property management systems and maintenance tracking software.
  • Must be highly motivated, organized, and able to work independently in a dynamic, fast-paced environment.
  • Ability to work on-call and after hours as required.

Nice To Haves

  • EPA 608 or HVAC certification preferred.
  • Strong problem-solving abilities and a proactive approach to addressing maintenance issues.

Responsibilities

  • Oversee and perform scheduled preventative maintenance and respond to urgent repair needs for both communal spaces and private residential suites, ensuring all work is completed in accordance with brand standards.
  • Act as the primary point of contact between management and the maintenance team, facilitating communication regarding work orders, vendor coordination, and reporting team updates.
  • Ensure all resident care and maintenance requests are addressed in a timely, professional manner, and work with the management team to ensure requests align with brand expectations.
  • Schedule and monitor the quality of maintenance services, including aesthetic upkeep of interior suites, exterior building, and curb appeal, providing solutions for subpar areas.
  • Provide daily oversight for building systems such as HVAC, plumbing, electrical, carpentry, and appliance repairs, and maintain a consistent focus on preventative measures.
  • Manage the turnover process for residential units, ensuring the space meets maintenance and aesthetic standards before new resident move-ins.
  • Coordinate with external vendors, solution providers, and contractors to ensure all tasks are completed on time and within budget, assisting in obtaining proposals and reviewing work.
  • Monitor and update maintenance software systems to track work orders, unit turns, and maintenance schedules, ensuring accurate reporting and efficient communication.
  • Actively participate in on-call emergencies, providing after-hours support for critical issues such as fire, water intrusion, or plumbing failures.
  • Conduct regular inspections of buildings and grounds, reporting maintenance issues and facilitating necessary repairs.
  • Assist in inventory management for maintenance supplies and report any discrepancies to ensure the property remains within financial goals.
  • Provide support in the procurement of materials and supplies for both routine maintenance and emergency needs, ensuring compliance with budgetary constraints.
  • Communicate effectively with the Senior Maintenance Supervisor, Assistant Maintenance Supervisor, and other relevant management staff to ensure a consistent quality of service.
  • Participate in training related to safety, fair housing, and non-discrimination as required by the company, and comply with all relevant health, safety, and regulatory standards.
