ROLE OVERVIEW and PURPOSE: The Maintenance Technician II will maintain the integrity of the NHC sites and ensure that facilities are safe and well-functioning. This role will perform a variety of repairs and/or troubleshooting tasks under minimal supervision to complete assigned work orders. This position may be responsible for overseeing ongoing maintenance projects and providing guidance to the Maintenance Technician I as needed. Schedule: Monday through Friday, 7:30 AM - 4:00 PM

Requirements

  • Five (5) years of progressively responsible, full-time experience in building maintenance and repair required i ncluding: General construction, electrical, plumbing, mechanical systems, and related equipment, with experience overseeing outside contractors a plus.
  • Equivalent to completion of high school preferred.
  • Vocational or technical school courses related to construction, building systems maintenance, or equipment repair preferred.
  • Valid CA driver’s license and proof of valid automobile insurance within 30 days of hire.
  • Knowledge of principles and practices used in the performance of a variety of skilled building trades work involving carpentry, general construction, electrical, plumbing, painting, roofing, heating/air conditioning systems, masonry, HAZMAT abatement, appliance repairs, woodwork, and landscaping.
  • Knowledge of electrical theory, systems and energy management systems
  • Knowledge of mechanical and HVAC systems
  • Knowledge of principles of inventory control and asset management. 
  • Knowledge of pertinent local, State and Federal laws, ordinances, and rules.
  • Knowledge of Cal/OSHA, ADA, NFPA, NEC, CBC Title 22 and Title 24 regulations.
  • Knowledge of construction practices.
  • Excellent verbal and written communication skills, including superior composition, typing and proofreading skills
  • Ability to interpret a variety of instructions in written, oral, diagram, or schedule form
  • Ability to successfully manage multiple tasks simultaneously
  • Excellent planning and organizational ability
  • Ability to work as part of a team as well as independently
  • Ability to work a variety of different shift types
  • Ability to work with highly confidential information in a professional and ethical manner

Responsibilities

  • Perform semi-skilled and skilled facilities maintenance work involving carpentry, plumbing, roofing and electrical repairs and maintenance of buildings and facilities.
  • Clean, maintain and repair building fixtures and equipment including locks, windows, doors, carpet, roof drains, shelving and furniture.
  • Replace HVAC filters and perform minor maintenance or repairs to HVAC units to keep condensate drains unplugged.
  • Repair plumbing fixtures, unclog drains and maintain plumbing systems.
  • Create and execute work orders using SharePoint, prepare reports on work performed. 
  • Track and report on repair and maintenance activities; complete and maintain a variety of records. 
  • Assist with the preparation of specifications for contracts, quotes, proposals and publicly bid projects related to the service and repair of facilities and equipment.
  • Conduct field inspections and review work-in-progress; identify and resolve issues with outside contractors, escalating issues to the manager as needed.
  • Initiate and collaborate with outside vendors and contractors in identifying unusual problems and/or maintaining and repairing facilities and buildings.
  • Report potential safety problems related to facilities, and unsafe conditions as identified; lock and unlock doors of facilities.
  • Coordinate with contract personnel to identify maintenance needs; obtain information needed to define project scope and estimate time, labor, equipment and material needs.
  • Make moderate repairs to roofs, brick, asphalt, plaster and concrete.
  • Paint walls and make extensive drywall repairs.
  • Operate automotive equipment and hauling material; receive and store supplies.
  • Make moderate furniture, cabinet, asphalt tile and linoleum repairs.
  • Replace light bulbs and tubes and repair/replace ballasts or fixtures.
  • Perform tasks to upkeep and maintain the appearance of the property from the exterior including cleaning, landscape, irrigation and painting.
  • Promptly utilize the facility’s SharePoint system and respond to, follow-up on, create, and complete requests.
  • Use tact and diplomacy in all interactions with customers.
  • Coordinate with departments and vendors; and act as liaison to departments.
  • May oversee staff or contractors in the repair and maintenance of facilities and infrastructure.
  • Promote a positive image by maintaining excellent internal and external customer relations.
  • Build and maintain positive working relationships with co-workers, other employees, and the public using principles of good customer service.
  • Perform related duties as assigned.
