About The Position

The Maintenance Technician II (Building Maintenance Tech) supports the daily maintenance and repair operations of a commercial office building. This position is responsible for performing preventative maintenance, troubleshooting, and repairing building systems including electrical, plumbing, HVAC, and general facility components to ensure a safe, efficient, and well-maintained environment for tenants and visitors. The position supports daily facility operations to ensure a safe, functional, and professional workplace for tenants and staff. Must be hands-on, detail-oriented, and experienced in commercial building systems with strong problem-solving skills and the ability to work independently. Work Location: Anchorage, AK Schedule: Monday - Friday (Urban, 40 hours/week)

Requirements

  • High school diploma or equivalent
  • Five (5) years of experience demonstrating thorough knowledge and troubleshooting abilities for maintaining the physical plant equipment and HVAC systems, especially electro-mechanical, hydraulic, pneumatic, and electric/pneumatic control systems, exhaust fans, air handling units, water and sewage pumps, and compressors for HVAC.
  • Five (5) years experience with gas fired combustion control equipment in a commercial building
  • EPA Certification in HVAC
  • Valid AK Driver’s License and clean driving record
  • Proficient in Microsoft Office
  • Must be able to pass the Company’s pre-employment screening process, including drug screen, criminal background investigation, and post-offer physical/fitness for duty evaluation.

Responsibilities

  • Perform routine and preventative maintenance on building systems including HVAC, electrical, plumbing, mechanical, and structural components.
  • Troubleshoot and repair electrical systems (lighting, ballasts, breakers, outlets, panels, etc.)
  • Diagnose and repair plumbing systems (faucets, fixtures, valves, drains, minor pipe repairs).
  • Maintain and assist with HVAC systems including filter changes, belt replacements, thermostat troubleshooting, and coordination with licensed contractors when required.
  • Perform general building repairs including drywall, painting, doors, hardware, ceiling tiles, flooring, and minor carpentry.
  • Conduct tests of emergency stand-by generators; perform pre-check of all diesel engines and fill out fuel and maintenance hour logs.
  • Troubleshoot, calibrate, repair, and replace combustion controls on natural gas fired hydronic boilers from 1MM to 3MM BTU/hr capacity.
  • Perform periodic preventive maintenance to centrifugal & reciprocating chiller units, fixed tower roof-top units and stand-alone Liebert data center chillers and HVAC system fans. Pressure wash and cycle all units, replace belts, grease pulleys, change out motors, repair leaks, monitor readings, replace primary and secondary filters, replenish fluids and use specialized meters and gauges to adjust equipment.
  • Change out impellers, bushings, bearings and perform maintenance on a regular basis to verify operation of all building pumps.
  • Respond promptly to tenant maintenance requests and emergency service calls
  • Conduct regular inspections of building equipment and systems to identify potential issues
  • Maintain maintenance logs, service records, and work order documentation
  • Coordinate with vendors and contractors for specialized repairs or inspections
  • Ensure compliance with safety procedures, OSHA standards, and company policies
  • Assist with after-hours emergencies on a rotational or on-call basis as required
  • Become familiar with the use of LON computer software to command building systems and to verify status of alarm systems.
  • Clean all mechanical rooms, pick up trash, wipe down machinery, sweep and mop floors.
  • Follow company safety procedures and OSHA guidelines.
  • Attend all regulatory training as required by client and maintain up-to-date documentation.
  • Must be able to work on-call, including nights, weekends and holidays or varied shifts.
  • Adhere to the company’s attendance standards.
  • Work closely with the Maintenance Technician Team to ensure the client’s needs are met.
  • Perform other duties as required.
