The Maintenance Technician II is responsible for diagnostics, troubleshooting, and making repairs to all commercial equipment and preparing material lists and cost estimates for replacement parts and equipment. The position is responsible for maintaining inventory control of all tools, equipment, and parts, and for cost-effective operations. The position is responsible for monitoring and maintaining all mechanical systems throughout the building using an automated computer program. The position is responsible for assuring safety standards are to be followed to meet the needs of the operation. ESSENTIAL FUNCTIONS: (includes, but is not limited to, the following) Perform preventive maintenance of various types of company equipment. Make general repairs and maintenance to company equipment. Assist subcontractors as necessary. Perform carpentry. Perform painting. Make minor electrical repairs. Perform plumbing maintenance and repair. Perform snow and ice removal. Maintain logs on all forms of fire, safety, and mechanical equipment, inspections, tests, and services performed. ADDITIONAL RESPONSIBILITIES: All other job-related duties as assigned. CONTACTS: Immediate peers, peers in other departments, immediate supervisor/manager, managers in other departments, executives, Board of Directors, customers, and outside vendors/service providers. PHYSICAL REQUIREMENTS: Position medium with the lifting of 50 pounds maximum and frequent lifting/carrying up to 25 pounds. Physical factors include constant standing, walking, manual handling; frequent carrying/lifting, pushing/pulling, climbing, stooping, kneeling, reaching, use of hearing/smell, color/field of vision, near/midrange/far vision, use of depth perception, and occasional typing and driving. Working conditions include frequent exposure to weather, heat/cold, humidity, noise, vibration, and air quality. Potential hazards include frequent exposure to moving mechanical parts, electric shock, high exposed places, chemicals, infectious exposure, and occasional computer and equipment use. Protective equipment/clothing needed to perform the job includes hard hats, safety glasses, gloves, and steel toe shoes as well as other safety equipment provided by the company.
