The Maintenance Technician II plays a key role in maintaining buildings, common areas, amenities, and grounds. This position requires intermediate-level maintenance skills across several disciplines—including electrical, plumbing, carpentry, painting, appliance repair, and landscaping—along with strong communication and customer service abilities. Occasional coordination with vendors or direction of other staff may be required

Requirements

  • High school diploma or equivalent preferred.
  • One (1) year in the Maintenance Technician I position or two (2) years of previous maintenance experience, preferably in property management.
  • Intermediate skills in electrical, plumbing, carpentry, and appliance repair.
  • Knowledge of landlord/tenant laws and property safety protocols.
  • Valid driver's license, proof of insurance, and reliable transportation for job-related tasks.
  • This position requires regular physical activity, including standing, walking, stooping, bending, twisting, crouching, and climbing stairs or ladders up to six feet. Employees must be able to lift and carry up to 50 pounds, move heavy equipment, and use hand and power tools. The role involves repetitive motions of the hands, fingers, and wrists, and requires sufficient hearing, motor skills, and coordination to safely operate equipment and perform job tasks. Work may be performed in confined spaces, outdoors in all weather conditions, and may involve exposure to chemicals, machinery, and electrical components.

Responsibilities

  • Perform maintenance tasks including electrical, plumbing, carpentry, painting, appliance repairs, and janitorial duties.
  • Complete routine and preventative maintenance tasks while following safety protocols and using required PPE.
  • Identify maintenance needs, complete work orders accurately, and coordinate with the property manager or vendors as needed.
  • Prepare surfaces and perform painting, drywall installation and repair, texturing, masonry, and flooring installation or repairs.
  • Conduct landscaping tasks such as mowing, trimming, pruning, and overseeing contracted landscaping vendors.
  • Maintain cleanliness of common areas, including trash removal, janitorial tasks, and exterior lighting inspections.
  • Support routine pool upkeep, including filter and pump maintenance and water testing.
  • Safely operate power tools, vehicles, and golf carts.
  • Communicate effectively with residents, team members, and external vendors or service providers.
  • Provide occasional direction to coworkers or vendors on daily tasks and special projects.
  • Identify, request, and track necessary supplies and maintain documentation of completed work.
  • Must be available for after-hours on-call emergencies, including evenings, weekends, and holidays.
  • Participate in community events to support resident engagement.
  • Attend required training and safety meetings and adhere to all safety standards.
