About The Position

The Maintenance Technician II, under the direction and supervision of the Supervisor, maintains and repairs all common property not maintained and repaired by a third party. The Maintenance Technician II will also, at the direction of the Supervisor, perform limited in unit maintenance services. The Maintenance Technician II is a trained responder to property emergencies such as fire, flood, earthquake and other disasters and will be available for emergencies after normal working hours.

Requirements

  • High school diploma or equivalent
  • At least 2 years of maintenance experience in residential or commercial buildings.
  • Must have knowledge of basic hand tools, personal protective equipment, and OSHA standards.
  • Ability to read and interpret blueprints, schematics, and technical manuals.
  • Knowledge of building codes and safety regulations.
  • Excellent problem solving and troubleshooting abilities.
  • Ability to work independently and as part of a team.
  • General computer proficiency in Microsoft Office and SharePoint.
  • Ability to learn and operate the property management software utilized by Action Property Management.
  • Customer service oriented.
  • Ability to work in a dynamic environment with the potential for rapid changes in deadlines and priorities.
  • Ability to contact prospective vendors to collect proposals for specific projects as directed by the General Manager.

Nice To Haves

  • EPA 608 Certification is a plus.
  • Weekly Fire Pump Testing Certification is a plus.
  • High rise experience is strongly desired.

Responsibilities

  • Maintain and repair mechanical, electrical, plumbing, HVAC, fire/life safety, and sanitary sewer systems.
  • Perform preventive maintenance tasks as outlined in manuals and directed by leadership.
  • Inspect, test, troubleshoot, and resolve mechanical, electrical, plumbing, and HVAC issues.
  • Complete general maintenance work including carpentry, painting, masonry, and light furniture repairs.
  • Conduct routine and follow-up property inspections, including annual punch list items.
  • Perform in-unit tasks such as HVAC filter changes, smoke alarm battery replacement, and minor repairs.
  • Maintain accurate logs, inspection reports, work orders, tool inventory, and preventive maintenance records.
  • Respond to property emergencies (flood, fire, power outage, earthquake) and maintain required safety certifications.
  • Coordinate vendor access and assist housekeeping and team members as needed.
  • Deliver excellent customer service, demonstrate professionalism, and support a safe, productive team environment, including occasional overtime.
