About The Position

Under limited supervision, the Maintenance Technician II performs various skilled maintenance functions, including minor repairs that do not require a license, across areas such as electrical, plumbing, appliances, flooring, carpentry, painting, and heating/air issues. The role involves comprehensive clean out and demolition work for apartment turnovers to ensure timely readiness. General carpentry duties include wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. The technician will also handle drywall patch work, painting, replacement of cover plates, and cleaning common areas. Additional responsibilities include monitoring and organizing inventory, picking up and delivering supplies, snow removal at all hours, and maintaining grounds through mowing, pruning, and debris removal. The position requires performing assigned preventive maintenance duties, assisting in equipment maintenance to comply with safety standards, and providing emergency on-call service for after-hours maintenance issues. The technician may also be required to assist at other properties in the region.

Requirements

  • High School diploma or GED
  • 3-5 years of related experience
  • General knowledge of electrical, plumbing, appliances, HVAC and/or carpentry
  • Skilled in at least 2 trades (electrical, plumbing, appliances, HVAC and carpentry, etc.)
  • Maintains a valid driver's license
  • Technical proficiency with cell phones and tablets
  • Availability for on-call activity during off hours for urgent needs
  • Ability to speak and understand basic English
  • Must live within 30 minutes of the property, unless otherwise approved by management

Responsibilities

  • Performs various skilled maintenance functions including minor repairs that do not require the need for a license in the following areas: electrical, plumbing, appliances, flooring, carpentry, painting, heating/air issues.
  • Performs all clean out and demo work for turnover related responsibilities once apartments are vacated to ensure make ready status is achieved in a timely manner.
  • Performs general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
  • Perform drywall patch work, painting, replacement of cover plates, and cleaning common areas.
  • Monitors and organizes inventory.
  • Picks up and delivers supplies using company or personal vehicle.
  • Removes snow from property during any and at all hours.
  • Maintains grounds by mowing lawns, pruning trees and shrubs, and removing weeds and debris.
  • Performs assigned preventive maintenance duties and tasks.
  • Assists in maintaining equipment to function properly and comply with all safety standards.
  • Performs emergency on-call service for after hours maintenance-related issues as required.
  • Assists at other properties in the region as needed.
