About The Position

The Maintenance Technician I Worker is responsible for the facility being maintained in good repair at all times. Technician will fix and maintain machines, mechanical equipment, interior and exterior building surfaces. This individual will paint, repair flooring, and work on plumbing, electrical, and air-conditioning and heating systems. In the event of an emergency Technician may be called to support necessary tasks in association with that emergency.

Requirements

  • Must be able to perform a variety of maintenance tasks, including all of the above fields.
  • Must be able to work independently and take instructions as needed.
  • Must be able to troubleshoot mechanical or electrical faults in facility’s systems for which qualified.
  • Must have basic phone and computer skills (email, texting, etc.).
  • Required to read, speak, and write English.
  • Must enjoy and be able to work in a senior citizen environment.
  • Must be able to read blueprints and schematics.

Nice To Haves

  • Trade school courses preferred.
  • 1 year minimum experience in general maintenance including the following fields: painting, tile, drywall, carpentry, plumbing, electrical, HVAC, appliances.
  • Apprentice level expertise in at least 3 of the above trades.
  • Holds appropriate license/certification for the specific work to be done in the city and state in which the work will be done or willing to obtain such license/certification.

Responsibilities

  • Perform preventive maintenance service, troubleshoot, diagnose and repairs in one or more skill areas, including disassembling machines, adjust mechanical parts, repair or replace broken parts, motors, pumps, belts, fans, minor plumbing, HVAC, carpentry, painting and plastering, machine servicing, electrical repairs or installations according to established procedures, manufacturer’s instructions, federal, state, and local regulations.
  • Perform tasks such as changing light bulbs, installing paper dispenser units, changing filters, changing locks on doors, minor decorative maintenance, nurse’s call system, intercom systems, CCTV, railing, windows, furniture, wheelchairs and other tasks not requiring a licensed skilled trades person or journeyman.
  • Utilize computerized maintenance management system TLS to generate, complete and close Work Orders and PMs.
  • Pull, prioritize, and schedule assigned Work Orders and PMs.
  • Communicate repairs and scheduled PMs with Administrator.
  • Keep maintenance log for facility assigned up to date by completing and noting routine maintenance checks.
  • Run the emergency generator, fire alarm system, water temperatures, checks, lubricates, and cleans facility equipment as per PM work orders assigned by computer.
  • Keep maintenance shop, storage areas, tools, equipment, radios in good working condition.
  • Maintain inventory in proper bins/locations and inventory equipment and supplies as needed.
  • Maintain a clean and neat appearance.
  • Be considerate, respectful of residents and staff while performing maintenance tasks in a professional, safe manner.
  • Wear clean uniforms, provided by St. Paul’s, at all times and wear proper non-slip sole work shoes/boots that are supplied by employee.
  • Preview SDSs on a regular basis for understanding, proper use and control if required.
  • Identify and correct unsafe working conditions with management oversight.
  • Attend training programs (classroom and virtual) as designated.
  • Comply with all company safety and risk management policies and procedures.
  • Report all accidents and injuries in a timely manner.
  • Participate in regular safety meetings, safety training and hazard assessments.
  • Apply all applicable OSHA and related local safety requirements to all assigned work.
  • Perform all work in accordance with established safety procedures.
  • May be required to assist with special events.
  • May drive a cart or other vehicle with valid driver’s license.
  • Assist skilled trade workers in one or more areas performing specific or standard duties to learn.
  • Learn new skills as required for advancement and certification.
  • May be required to utilize basic cleaning and other chemicals.
