About The Position

Gator Investments is seeking a skilled and reliable Maintenance Technician/Handyman to join our team, serving our shopping plazas and retail centers located in the Minneapolis–Saint Paul metropolitan area. The ideal candidate will have a diverse range of technical skills and experience in construction, with a focus on property maintenance. Experience with commercial properties is preferred. In this role, you will perform general maintenance tasks, repairs, and improvements across our properties located in the Lockport, NY and Syracuse, NY Area. Requirements

High school diploma or equivalent; additional technical certifications or training are a plus.
Proven experience as a maintenance technician, handyman, or in a similar role.
Strong knowledge of building systems, plumbing, electrical work, construction, and carpentry.
Ability to read and interpret technical manuals, schematics, and blueprints.
Proficiency in using a computer for reporting, documentation, and work order management.
Familiarity with hand tools, power tools, and maintenance equipment.
Excellent problem-solving skills and attention to detail.
Strong communication and interpersonal skills.
Ability to work independently and collaboratively as part of a team.
Valid driver’s license and reliable transportation required.
Must live reasonably close to assigned property locations for daily check-ins.
Ability to lift and carry heavy items (up to 50 lbs).
Must be able to travel to all properties daily.
Ability to bend, squat, climb, and stand for extended periods.
Comfortable working in various environmental conditions (indoors and outdoors).

Experience with commercial properties is preferred.

Responsibilities

Property Management: Assist with turnkey operations to make vacant units rent-ready in a timely manner. Perform preventive maintenance and repairs as needed.
Appliance & Equipment Repair: Diagnose and repair malfunctioning appliances and mechanical equipment safely and efficiently.
Troubleshooting: Identify and resolve issues related to mechanical, electrical, and plumbing (MEP) systems, as well as carpentry and general building maintenance.
General Repairs: Complete minor repairs to walls, ceilings, floors, and fixtures, including drywall patching, painting, and flooring.
Safety & Compliance: Follow all safety regulations and company policies to maintain a safe work environment.
Documentation: Maintain accurate records of work performed, including maintenance schedules, completed repairs, and inspection reports, using the company’s maintenance management software.
Property Assessments: Conduct weekly property visits to assess conditions and report findings. Properties are located in Cortlandville Plaza (approx. 35 minutes from Syracuse, NY) and Lockport, NY (approx. 35 minutes from Buffalo, NY).
