About The Position

The Maintenance Technician at Enclave at Raritan is responsible for performing technical and mechanical work to ensure the property’s buildings, grounds, amenities, and common areas meet the company's standards for cleanliness, safety, and functionality. This role involves completing work orders, preventative maintenance, and preparing vacant apartments for leasing, while also maintaining the overall appearance and functionality of the property.

Requirements

  • EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
  • All required certifications as mandated by State and Local jurisdictions.
  • Valid driver's license to operate a golf cart on property.

Responsibilities

  • Completes assigned work orders generated from resident requests for service and performs preventative maintenance.
  • Prepares vacant apartment homes for leasing by completing inspections, creating maintenance lists, and scheduling necessary work.
  • Tracks inventory of materials and supplies, notifying the maintenance supervisor of re-ordering needs.
  • Documents service requests accurately and in a timely manner.
  • Maintains grounds and common areas by cleaning, pressure-washing, and painting as needed.
  • Supports cost-cutting measures by repairing rather than replacing parts and managing materials efficiently.
  • Complies with safety and risk-management policies, attending safety meetings and training.
  • Inspects work performed by contractors and vendors to ensure quality standards are met.
  • Conducts routine property inspections to identify safety concerns and communicate maintenance needs.
