This position will report directly to the Facilities Manager and is based at our Columbus, OH center and includes working with the management team, vendors, tenants, and shoppers. As Maintenance Technician, you contribute to the efficient and effective operations of the facility. You ensure a clean, well-run, and well-maintained facility that contributes to making Tanger a First Choice destination and best in class shopping experience. In this role, you take a “hands on” proactive approach to performing operations and maintenance tasks, which includes identifying potential problem areas, offering solutions, and with the appropriate approval—taking action in an efficient and effective manner. Requirements

• Minimum of High School Diploma or equivalent.
• Comfortable completing painting projects, completing roof inspections, executing sidewalk common area inspections, performing snow removal, completing minor electrical and plumbing repairs, inspecting restrooms, assisting with trash program, power washing, and various other duties as related to the upkeep of the facility.
• Exceptional communicator with a passion for people.
• Strong interpersonal skills and comfortable working in a team-oriented environment.
• Well-versed in best practices for maintenance of a property and equipment, safety, and janitorial duties.
• Ability to read and interpret logs and reports and maintain and understand detailed record keeping.
• Ability to make critical decisions in response to situations demonstrating expert judgement.
• Proficient in Microsoft Outlook, Word, and Excel and able to quickly learn Tanger systems.
• Flexible schedule to accommodate business needs, including holidays.

Responsibilities

• Maintain in accordance with Tanger standards all common areas including sidewalks, loading docks, dumpsters and parking areas, restrooms, etc.
• Identify potential problem areas, offer solutions and, with appropriate approval; take action in efficient and effective manner.
• Understand the operation and maintenance of all systems (including but not limited to lighting controls, electrical, irrigation controls, fire suppression system and alarms) and provide training to team on their use.
• Change HVAC Filter Changes 4 times per year.
• Complete all approved common area painting projects annually.
• Complete monthly roof inspections, power washing and trash porter service daily.
• Perform snow removal from common areas and parking lot when snow is less than 3”.
• Change common area light bulbs & ballasts, perform inspections and document results as well as other assigned tasks.
• Complete preventative maintenance inspection checklists.
• Update tenant directories and marketing signage.
• Clean digital directory filters quarterly. Replace as needed upon direction by management.
• Under the guidance of the Facilities Manager assist store management with any facility related problems.
• Work and encourage others to work in a manner that considers safety first. Adhere to safety practices as outlined in operations and/or safety manual.
• Report unsafe practices or potential hazards immediately to supervisor(s).
• Ensure compliance with all Tanger Hazard Prevention and risk mitigation policies and programs in order to provide a safe shopping and work environment.
• Monitor and maintain all fire suppression systems, fire alarm and burglar alarm systems as to be in compliance with all applicable codes and ordinances.
• Participate in OSHA and safety compliance programs.
• Inspect sidewalk common areas to ensure they are clean.
• Clean parking lot daily.
• Inspect all public restrooms and ensure they are clean and supplied by janitorial vendor. Maintain all logs and/or reports as directed by supervisor(s).
• Ensure that routine and preventative maintenance schedules are performed as necessary.
• Maintain and service all equipment as prescribed by supervisor(s).
• Ensure that any and all equipment, tools and supplies that are property of Tanger Outlet Centers are returned to the proper location at the end of each shift and are not removed from the property without appropriate approval.
• Work to create a climate and attitude among staff that reflects positively on Tanger and encourages others to do the same.
• Comply with the rules and regulations set forth by Property Management.
• Perform additional duties as assigned.
