About The Position

A Maintenance Technician III oversees the day-to-day maintenance operations of assigned properties. The Maintenance Technician is a key member that ensures the upkeep and safety of the property and will jump in and work alongside the team. Work involves indoor and outdoor environments and flexibility to adapt to unplanned events, while remaining resourceful and efficient. Works in coordination with the Associate Director of Facilities to ensure the maintenance teams deliver Safe, Appropriate and Sanitary Housing to all our residents.

Requirements

  • High School diploma or GED preferred.
  • Minimum of two (2) years as a Maintenance Tech or similar required.
  • Prior experience in apartment maintenance or construction required.
  • Strong analytical and problem-solving skills.
  • Excellent organizational skills, attention to detail and time management skills with a proven ability to meet deadlines.
  • Ability to serve with integrity, professionalism, and confidentiality.
  • CCH conducts background checks on all candidates who have received a conditional job offer. Satisfactory completion of background check is a requirement of employment with CCH.

Nice To Haves

  • Working knowledge of Yardi or similar program preferred.

Responsibilities

  • Contribute to caring and positive working and living environments for all employees and residents
  • Assist in enforcing safety regulations; identify and report and/or correct safety hazards.
  • Perform custodial duties such as cleaning, mopping, emptying trash, replacing light bulbs, etc.
  • Maintain, diagnose, and repair all aspects of physical building, outdoor areas, parking areas, and individual units including but not limited to electrical, plumbing, HVAC, etc
  • Manages and prioritizes work orders in Yardi (or like program) in collaboration with the Assistant Community and Community Managers
  • Monitor and replenish maintenance inventory based on property needs, while staying within budget
  • General carpentry duties to prepare apartments for move-in; including but not limited to cleaning, painting, repairing, replacing, and/or refinishing surfaces, windows, appliances, window coverings, flooring, etc
  • Move common space furniture, supplies, and equipment.
  • Maintain regular inventory of needed supplies including but not limited to tools, equipment, safety and safeguards tools, and chemicals
  • Regularly attends staff meetings and assigned trainings
  • Coordinate with Property and Facilities Management to acquire vendors as necessary
  • Enter completed work orders into the Software system with all detailed information pertaining to each repair
  • Supports with training of new Maintenance team members
  • Other duties as assigned.
