About The Position

The Maintenance Technician II performs all general to complex facility maintenance under minimum supervision in a manner which ensures the preservation of optimum quality and efficient production. Perform service requests and repairs along with preventative maintenance work. Perform maintenance work for make-ready units as directed. Clean and inspect in building systems and report deficiencies to supervisor. Adhere to the company’s safety programs.QUALIFICATIONS Responsibilities include, but are not limited to: Apply intermediate working knowledge of facilities maintenance such as HVAC, electrical, plumbing and repairs as needed. (25% time) Performs plumbing maintenance such as pipes, drains, faucets, disposals, showers and Jacuzzi tubs using methods that include soldering, brazing silver, PVC, CPVC and fittings. (10% time) Resets, replaces breakers, ballasts and other electrical fixtures including switches and sockets; prevent and trouble shoot possible electric hazards. (20% time) Troubleshooting on all systems such as HVAC, boilers, pool certification etc. Competencies in plumbing, electric and HVAC repairs with minimal assistance or supervision. (20% time) Complete repairs on interior walls, wall coverings and ceilings by patching drywall, replacing wood or wall coverings or texture and painting. (10% time) Maintains the unit readiness, ensuring everything is in working order. (5% time) Assist with unit inspections. (5% time). Perform other duties as needed (5% time) EDUCATION and/or EXPERIENCE Education High school or equivalent required, with a minimum of 2 years of related work experience 2-4 years painting experience preferred Training requirements Technical training 1-2 years Basic landscape training 1-2 years HVAC training preferred Plumbing training preferred Training in all hand and mechanical tools Safety training experience preferred Knowledge and skills Ability to complete work orders Ability to take direction and complete tasks Ability to handle multiple tasks and prioritize assignments Basic computer, tablet skills required Ability to communicate effectively with employees, guests and owners Ability to maintain composure under high pressure environments Computer and Technical Skills Basic working knowledge of computer applications (Excel, Word, Outlook, Internet) and ability to use phones and radio handset. CERTIFICATES, LICENSES, REGISTRATIONS The individual must have a valid driver’s license in good standing and be deemed eligible by company insurance to operate company insured motor vehicles or golf cart (SC Law requires a driver’s license to operation of a golf cart). Any combination of one or more of the following highly preferred: HVAC certification, CPO certification, or EAP certification. PHYSICAL DEMANDS While performing the duties of this job the employee may be required to sit or stand for extended periods of time. Will be required to bend, twist, reach, push, pull, walk stairs, climb ladders and operate office machinery. Must be able to lift up to as well as carry equipment weighing up to seventy-five (75) pounds. Specific work assignments may change without notice. WORKING CONDITIONS The majority of work will be performed in a climate-controlled environment, but may be exposed to inclement weather and varying degrees of temperature on occasion. Requirements
