About The Position

ComCap Management is a leading property management firm based in Colorado, specializing in affordable and senior housing communities. Our mission is to provide high‑quality living environments while ensuring full regulatory compliance. We are committed to fostering supportive communities and maintaining the highest standards of property management. We are seeking a full‑time, on‑site Maintenance Technician to support the maintenance operations of a 131‑unit affordable multifamily community. This is a solo maintenance role, ideal for a skilled, self‑directed technician who can independently manage daily maintenance needs, unit turns, and preventive maintenance programs. The position reports to the Property Manager and is accountable to the Director of Maintenance.

Requirements

  • Minimum 2 years of maintenance experience, ideally within a large apartment community.
  • Strong knowledge of HVAC systems, electrical systems, logic controllers, and general building maintenance practices.
  • Experience with RealPage OneSite or similar maintenance management software.
  • Strong problem‑solving skills and a hands‑on, solutions‑oriented approach.
  • Ability to fabricate parts or components as needed for repairs or improvements.
  • Comfortable working independently and managing a full maintenance workload for a 131‑unit property.

Responsibilities

  • Work independently to complete all daily maintenance tasks for the 131‑unit community.
  • Collaborate with the Property Manager and Director of Maintenance to ensure timely completion of all work orders and property needs.
  • Complete all unit‑turn responsibilities to prepare apartments for new residents.
  • Conduct routine inspections of buildings, systems, and equipment; identify issues and implement corrective actions.
  • Utilize the CMMS (Computerized Maintenance Management System) to manage work orders, inventory, and preventive maintenance schedules.
  • Perform repairs and maintenance on HVAC systems, electrical systems, plumbing, appliances, and all physical facilities at the property.
  • Fabricate parts or components as needed to support efficient completion of maintenance requests.
  • Use diagnostic tools such as ohmmeters and voltmeters to troubleshoot electrical issues.
  • Develop and execute preventive maintenance programs to reduce downtime and extend equipment life.
  • Maintain compliance with all safety regulations and ensure a clean, organized work environment.
