About The Position

The Maintenance Tech is responsible for upholding SRIM's core value of the golden rule by treating residents, families, and associates with respect. Under minimal supervision and guidance from the Maintenance Director, this role is accountable for assisting in the planning and coordination of all maintenance department functions. The primary goal is to ensure the community operates efficiently, maintaining a clean, orderly, safe, and attractive environment through various environmental services and hands-on repairs. This includes responding to emergencies, performing aesthetic improvements, assisting residents, and ensuring a proactive approach to all maintenance activities.

Requirements

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondence.
Ability to speak effectively before groups of customers or employees of organization.
Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's.
Ability to perform these operations using units of American money and weight measurement, volume, and distance.
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
Ability to deal with problems involving a few concrete variables in standardized situations.
High school diploma or general education degree (GED); or one to two years related experience and/or training; or equivalent combination of education and experience.
Knows, understands, and complies with HIPAA regulations.
Knows, understands, and follows established policy and procedures in emergency situations.

Responsibilities

Assists in monitoring, coordinating or completing maintenance duties to ensure the community is always in a clean, orderly, safe and attractive condition.
Reacts and takes the lead in emergency repairs of any kind regarding equipment breakdown, seeks methods for completing repairs and accomplishes same within maintenance tech’s technical capabilities.
Assists and follows through on aesthetic improvement plans both inside and outside the building that includes but not limited to painting, including touch-up painting, staining woodwork, drywall repairs and minor building repairs.
Assists new residents with moving furniture in their room as well as moving residents when appropriate as deemed necessary by the director of maintenance.
Provides hands on repairs on an as needed basis to ensure a pro-active approach to all maintenance activities and performs repairs as needed.
Refrains from discussing resident issues with families and visitors and refers all inquiries to immediate nursing supervisor.
Responsible for always wearing clean and appropriate dress per established dress code policy.
Coordinates contracted services and monitors all maintenance functions to ensure adherence to schedule and quality are in the best interest of the community in the absence of the director of maintenance.
Performs daily walk-arounds both inside and outside of the community repairs/touch-up all areas that need attention.
Responsible for always responding promptly and courteously to resident's, families and visitors request for assistance.
Responsible for constantly speaking and interacting with residents showing empathy, kindness, compassion and respect.
Maintains a safe and secure working environment free of objects/situations that could cause harm and/or falls to residents, families visitors and associates.
Responsible for always practicing good body mechanics and safe working habits.
Observes, repairs, and reports safety hazards immediately to supervisor.
Provides assistance to associates when requested or required.
Knows, understands, and follows established policy and procedures in emergency situations.
Responsible for being considered essential personnel during emergencies and/or inclement weather and is required to report or remain at community until released by supervisor.
Knows, understands, and complies with HIPAA regulations.
Responsible for always demonstrating a positive and respectful attitude about work issues, policies and procedures.
Complies with attendance and call off policy.
Attends and/or participates in trainings, in-service and mandatory meetings.
Serves and assist residents in the dining room at breakfast, lunch and dinner daily.
Responsible for participating in leisure activities provided to residents as described in the activity calendar.
Responsible for willingly taking on special projects or assignments outside of regular duties.
Performs all other reasonable duties as assigned or as requested.
