About The Position

The Maintenance Technician's primary goal is to provide exceptional service to residents by working closely with the Maintenance Supervisor to deliver skilled, efficient, and professional maintenance services. This role offers a career track with potential for promotion to Maintenance Supervisor. The position reports directly to the Property Manager and is responsible for the overall maintenance of the property. Key duties include performing technical repairs across various systems like plumbing, electrical, HVAC, and appliances. The technician is also responsible for apartment turnover maintenance, which involves completing a checklist within three to five business days and performing tasks such as installing blinds, changing filters, replacing bulbs, drip pans, door stoppers, and caulking. Common area maintenance, including sweeping, mopping, vacuuming, trash removal, pressure washing, and window cleaning, is also part of the role. Additionally, the technician monitors the building exterior for issues, helps maintain a preventive maintenance program, ensures the safe condition of equipment, manages tool inventory, keeps the work area clean, and observes all safety rules. Requirements

Responsibilities

  • Provide exceptional service to our residents
  • Work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service
  • Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed
  • Perform apartment turnover maintenance in three to five business days
  • Complete turnover checklist
  • Install blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed during turnover maintenance
  • Perform common area maintenance including sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
  • Monitor building exterior for issues with roof, siding, shutters, etc.
  • Help maintain an effective preventive maintenance program for area of responsibility
  • Assume primary responsibility for the safe condition of all equipment or structures in area of expertise
  • Enter any newly purchased tools or equipment into inventory
  • Keep work area clean and orderly
  • Observe all safety rules
