About The Position

In this essential role at Culver City Rotary Plaza , a residential community located in Culver City , you will be responsible for maintaining the physical condition of the buildings and grounds. Duties include performing general apartment maintenance, completing apartment turn-key preparations, responding to service requests, and supporting preventative maintenance programs. The ideal candidate will maintain an organized Maintenance Shop and storage areas, follow established safety standards and procedures, and communicate professionally and effectively with residents, vendors, and fellow team members.

Requirements

  • Minimum of 2 years in the maintenance field.
  • Strong understanding of mechanical, electrical, and plumbing systems. Ability to read and interpret technical manuals.
  • Skilled in using hand and power tools for repair and maintenance tasks.
  • Must be able to frequently lift, carry, and move items up to 50 lbs. without assistance, and endure prolonged standing and repetitive activities, including using tools, walking, climbing, bending, and kneeling.
  • Basic understanding of leadership principles with the ability to work independently or as part of a team.
  • Strong logical thinking and problem-solving skills for troubleshooting issues.
  • Familiarity with property management software such as RealPage Maintenance Facilities.
  • Basic proficiency in English for effective communication.

Responsibilities

  • Maintain the interior and exterior appearance of the buildings and property by performing daily janitorial duties in common areas, including lobbies, stairwells, walkways, hallways, windows, banisters, bathrooms, and communal rooms.
  • Sweep, mop, and vacuum floors in common areas.
  • Clean and sanitize restrooms, kitchens, and shared spaces.
  • Empty trash receptacles and replace liners.
  • Dust furniture, fixtures, and vents regularly.
  • Ensure all cleaning supplies are stocked and stored safely.
  • Complete unit turnovers within 3 days of move-out, as necessary.
  • Perform painting duties and execute preventative maintenance tasks per the established schedule.
  • Assist in apartment and systems inspections as required.
  • Respond to work orders for units and common areas, prioritize based on urgency, and enter details into OneSite.
  • Address maintenance emergencies, including after-hours, weekends, and holidays as needed.
  • Diagnose and troubleshoot mechanical, electrical, and plumbing issues, including appliance repairs.
  • Monitor the landscape contractor and work closely with vendors to ensure satisfactory work.
  • Follow safety protocols and ensure compliance with all relevant regulations.
  • Provide excellent customer service to residents and internal stakeholders by addressing maintenance needs promptly and effectively.
  • Keep the maintenance shop neat, free of clutter, and well-organized daily.
  • Maintain vigilance regarding the security of the property, ensuring all keys are in possession and secure.
