About The Position

University Square Apartments is seeking a skilled and dependable Maintenance Technician II to support the daily maintenance operations of our apartment community. This role is responsible for maintaining building systems, completing unit repairs and turnovers, responding to resident work orders, and assisting with general property upkeep. The ideal candidate is hands-on, solutions-oriented, and committed to providing excellent service to residents.

Requirements

  • Experience as a Maintenance Technician, preferably in residential property management, construction, or handyman services
  • Strong troubleshooting skills and ability to think on your feet
  • Excellent organizational and time management skills
  • Strong work ethic with reliability, dependability, and punctuality
  • Professional, courteous, and customer service–oriented attitude with residents
  • Ability to work independently and as part of a team
  • Willingness to assist with other community projects as needed
  • Ability to handle confidential information appropriately
  • Ability to lift 40–50 lbs regularly and up to 100 lbs on occasion
  • Must have reliable personal transportation and a valid driver’s license
  • Must be able to respond to on-call emergencies
  • Must pass a State of Minnesota BCA criminal background check

Nice To Haves

  • Prior experience using property management software (AppFolio preferred)
  • Previous experience with apartment turnovers and preventative maintenance programs

Responsibilities

  • Perform building systems maintenance and general repairs
  • Complete apartment unit repairs and reconditioning during turnovers
  • Drywall repair, interior/exterior painting, caulking, and minor carpentry
  • Perform minor plumbing and electrical repairs
  • Troubleshoot and repair appliances, HVAC, A/C, plumbing, and electrical issues
  • Change and repair light bulbs, locks, and hardware
  • Effectively manage and complete resident work orders using AppFolio
  • Resolve work orders within 12–24 hours when possible
  • Maintain accurate records by documenting repairs and updating residents and management on repair status
  • Ensure all turnover repairs and services are completed correctly and on time prior to resident move-in
  • Coordinate with the Maintenance Manager regarding readiness and outstanding needs
  • Assist with light landscaping, trash removal, and general exterior upkeep
  • Perform snow removal and shoveling as needed
  • Communicate with the Maintenance Manager regarding the need for outside vendors
  • Assist with coordination of professional services including HVAC, appliance repair, flooring, and other specialized repairs
  • Available for after-hours and on-call emergency maintenance as needed
