About The Position

The Maintenance Technician I is responsible for performing general maintenance, repairs, and landscaping support across T.U.C. properties. This role ensures that buildings, grounds, and common areas are safe, well-maintained, and presentable for residents, tenants, and visitors. The Technician provides floating coverage between sites, assists with preventive maintenance, and supports event and emergency needs under the direction of the Facilities Manager or Property Manager.

Requirements

  • High School Diploma or GED required; trade or vocational coursework preferred.
  • Minimum 1–2 years of maintenance or building repair experience in multifamily, commercial, or institutional settings.
  • Working knowledge of basic carpentry, electrical, plumbing, painting, and landscaping practices.
  • Ability to operate maintenance tools and equipment safely and effectively.
  • Strong problem-solving, communication, and customer service skills.
  • Ability to travel between multiple sites as needed (reliable transportation required).
  • Knowledge of cleaning chemicals and supplies
  • Ability to work well under minimal supervision

  • Bilingual (English/Spanish) preferred but not required.

Responsibilities

  • Perform routine maintenance and minor repairs in assigned properties, including touch up painting, patching drywall, replacing fixtures, and adjusting hardware.
  • Conduct basic plumbing work such as unclogging drains, replacing faucets, and fixing leaks.
  • Complete minor electrical repairs, including replacing light bulbs, ballasts, switches, and outlets.
  • Assist with appliance troubleshooting and replacement under supervision.
  • Support preventive maintenance tasks, such as filter changes, smoke detector checks, fire extinguisher inspections, and equipment servicing.
  • Maintain common areas, mechanical rooms, and storage spaces in clean, organized condition.
  • Assist with unit turns or vacancy preparation (cleaning, patching, paint touch-up, fixture replacement) as directed.
  • Collaborate with Maintenance Tech II or Facilities Manager on larger repair or capital projects.
  • Report safety hazards, building deficiencies, and equipment issues to management.
  • Maintain exterior appearance and curb appeal across assigned properties.
  • Perform basic landscaping tasks, including: Sweeping walkways and courtyards. Trimming shrubs, hedges, and small trees. Removing weeds and debris from planter areas and sidewalks. Watering landscaped areas and monitoring irrigation systems. Reporting irrigation issues or scheduling repairs.
  • Support seasonal landscaping needs, such as mulching, pruning, or planting.
  • Remove litter, leaves, and debris from grounds and parking areas.
  • Assist with graffiti abatement as directed.
  • Coordinate with landscaping vendors to ensure consistent upkeep.
  • Provide floating maintenance coverage between assigned T.U.C. properties (e.g., Fruitvale Transit Village, Juntos, LBV, Posada, etc.).
  • Support maintenance operations when regular staff are unavailable or during peak project periods.
  • Respond to emergency maintenance calls (water leaks, safety hazards, power outages) at multiple locations.
  • Maintain consistent communication and documentation when moving between properties.
  • Assist with event setup, breakdown, and facilities preparation across sites.
  • Follow all safety protocols and OSHA standards for maintenance and repair work.
  • Use personal protective equipment (PPE) as required.
  • Participate in safety meetings and training sessions.
  • Ensure compliance with fire, life-safety, and building codes.
  • Maintain tools, equipment, and supplies in safe, working condition.
  • Maintain accurate documentation of work orders, inspections, and repairs.
  • Track supply usage and inventory, and notify Facilities Manager or Maintenance Technician lead when reordering is needed.
  • Provide status updates and feedback on maintenance issues, vendor performance, and project progress.
  • Communicate courteously with tenants, residents, and staff while completing maintenance tasks.
