About The Position

The Apartment Maintenance Supervisor is responsible for coordinating the maintenance team to ensure the repair and maintenance of property facilities and apartment units. This includes prompt and courteous responses to service requests, maintaining an adequate supply of market-ready apartments to meet leasing demand, and ensuring the property appearance meets or exceeds standards. The Maintenance Supervisor assists with hiring, training, and developing assigned staff.

Requirements

• EPA Type II or III or Universal license required.
• HVAC experience required.
• 3 – 5 years’ experience in facility maintenance, mechanical repair, and supervisory experience required.
• Neat, clean and professional at all times throughout the workday.
• Operate vehicle and driver’s license required according to community needs.
• Successfully pass a drug test.
• Demonstrate ability to perform tasks without seeking outside contractor assistance.
• Demonstrate strong communication skills.
• Demonstrate ability to contribute to and foster a team approach.

Responsibilities

• Receives, organizes, and prioritizes maintenance work orders.
• Performs services as requested by residents or preventative maintenance as required.
• Ensures that work orders are completed properly and promptly.
• Assists other maintenance staff with complex and/or labor-intensive work orders.
• Contacts and oversees vendors for work not performed in-house.
• Develops and maintains preventive maintenance schedule and assigns tasks.
• Coordinates service staff to ensure market-ready turns of vacant apartment units.
• Monitors and regularly inspects the property, apartment units, landscape, and maintenance repairs.
• Keeps the maintenance shop clean, organized and in good working order.
• Communicates and shares information with community and regional management.
• Ensures the resolution of resident issues and complaints.
• Works on-call as required to ensure 24-hour routine maintenance guarantee.
• Performs other related duties as assigned.
