We’re seeking a Maintenance Supervisor to lead a talented team of Maintenance Technicians who provide third-party building and mechanical maintenance to a diverse client portfolio. As a Maintenance Supervisor, you’ll directly shape the reliability, safety, and performance of facilities that support healthcare delivery and community services. Principal Objective The Maintenance Supervisor oversees all activities related to the upkeep, repair, and performance of assigned buildings and physical assets. This includes supervising the maintenance team, coordinating daily operations, managing preventative maintenance programs, and ensuring compliance with safety and regulatory standards. The goal: create safe, clean, well-functioning environments for tenants, clients, employees, and visitors.

Requirements

  • High school diploma or equivalent.
  • Minimum 7 years of facilities maintenance experience, including 3 years in a supervisory role.
  • Extensive hands-on experience with HVAC, electrical, plumbing, and general building systems.
  • Universal refrigerant certification (EPA Section 608 Universal).
  • Strong foundation in preventative maintenance and safety compliance.
  • Deep knowledge of building systems, maintenance practices, and relevant codes.
  • Strong understanding of OSHA regulations and facility compliance requirements.
  • Proficient with facility management and maintenance software systems.
  • Effective leadership and team development capabilities.
  • Exceptional problem-solving and decision-making skills.
  • Strong time-management and organizational abilities with the capacity to prioritize multiple complex tasks.
  • Clear, professional communication skills—both written and verbal.
  • Ability to remain calm and effective under pressure, including during emergency situations.
  • Physical capability to perform maintenance tasks, including lifting up to 50 lbs., working at heights, and navigating confined spaces.

Nice To Haves

  • Associate or bachelor’s degree in Facilities Management, Building Maintenance, or related field.
  • Experience in healthcare facility management.
  • Certifications such as Certified Facility Manager (CFM) or advanced HVAC credentials.
  • Experience with BAS, CMMS, energy management, or sustainability initiatives.
  • Background in multi-facility or large commercial environments.

Responsibilities

  • Supervise, train, mentor, and evaluate maintenance staff.
  • Schedule and assign daily tasks, ensuring efficient and effective use of resources.
  • Provide technical guidance and support to technicians in troubleshooting and resolving maintenance issues.
  • Oversee routine and preventative maintenance for building systems including HVAC, electrical, plumbing, and lighting.
  • Develop and implement a comprehensive preventative maintenance schedule.
  • Respond to emergency repair requests and coordinate appropriate action to reduce downtime.
  • Conduct regular facility safety inspections and recommend corrective actions.
  • Coordinate specialized repairs and services with external contractors.
  • Ensure work is completed according to standards, safety requirements, and project timelines.
  • Collaborate with vendors on large-scale facility improvement projects.
  • Ensure staff follow safe work practices, use proper protective equipment, and comply with OSHA standards and building codes.
  • Maintain a safe working environment, identifying hazards and implementing corrective measures.
  • Maintain inventory of tools, equipment, and supplies.
  • Assist in preparing and managing departmental budgets and capital plans.
  • Track expenses and support cost-effective purchasing and maintenance solutions.
  • Maintain accurate records of work orders, inspections, maintenance activities, and system performance.
  • Generate reports for management to support operational decisions.
  • Assist with planning and execution of renovation or improvement projects.
  • Partner with Property Management staff on annual budgets and long-range capital needs.
  • Maintain ongoing communication with tenants, clients, owners, facility managers, and vendors.
  • Support professional development and training within the maintenance team.
  • Collaborate with internal departments to meet facility standards and operational needs.
  • Stay current on evolving technologies, building systems, and maintenance best practices.
  • Perform other duties as assigned.
