We are hiring an experienced Maintenance Supervisor to lead maintenance operations for a multi-family apartment community in Wilmington, North Carolina. The ideal candidate is HVAC certified with 5+ years of maintenance experience (supervisory experience preferred). You will oversee the property's overall maintenance, manage the maintenance team, ensure top-tier customer service, and maintain the community’s safety, appearance, and functionality. Requirements

  • HVAC Certification (required)
  • 5+ years of maintenance experience; supervisory experience preferred
  • Strong skills in HVAC, electrical, plumbing, carpentry, and general building maintenance
  • Knowledge of safety procedures, equipment operation, and environmental regulations
  • Valid driver’s license, reliable transportation, and personal hand tools
  • Ability to lift heavy objects, climb ladders, and perform physically demanding tasks
  • High school diploma or equivalent
  • Must pass physical, drug screening, and background check
  • Must be available for rotating on-call and overtime as needed, including snow prevention and snow removal.

Responsibilities

  • Supervise and train maintenance staff; coordinate daily work with the Property Manager.
  • Complete and oversee repairs including HVAC, plumbing, electrical, carpentry, appliances, and general maintenance.
  • Prepare market-ready units, including painting, cleaning, and repairs.
  • Manage preventative maintenance programs and ensure timely completion of service requests.
  • Maintain safety standards, MSDS records, and compliance with Fair Housing and building codes.
  • Monitor and maintain shop inventory, tools, equipment, and budget control.
  • Oversee pool care, grounds cleanliness, common areas, and lighting inspections.
  • Rotate on-call duties and respond to after-hours emergencies.
  • Maintain professional appearance, strong resident relations, and excellent customer service.
