Requirements

HVAC Certification (required)
5+ years of maintenance experience; supervisory experience preferred
Strong skills in HVAC, electrical, plumbing, carpentry, and general building maintenance
Knowledge of safety procedures, equipment operation, and environmental regulations
Valid driver’s license, reliable transportation, and personal hand tools
Ability to lift heavy objects, climb ladders, and perform physically demanding tasks
High school diploma or equivalent
Must pass physical, drug screening, and background check
Must be available for rotating on-call and overtime as needed, including snow prevention and snow removal.

Responsibilities

Supervise and train maintenance staff; coordinate daily work with the Property Manager.
Complete and oversee repairs including HVAC, plumbing, electrical, carpentry, appliances, and general maintenance.
Prepare market-ready units, including painting, cleaning, and repairs.
Manage preventative maintenance programs and ensure timely completion of service requests.
Maintain safety standards, MSDS records, and compliance with Fair Housing and building codes.
Monitor and maintain shop inventory, tools, equipment, and budget control.
Oversee pool care, grounds cleanliness, common areas, and lighting inspections.
Rotate on-call duties and respond to after-hours emergencies.
Maintain professional appearance, strong resident relations, and excellent customer service.
