About The Position

Carabetta Management is looking to hire a seasoned Maintenance Supervisor! We are seeking an experienced Maintenance Supervisor to lead and oversee all maintenance operations across a portfolio of residential and/or commercial properties. This role is responsible for managing maintenance staff, ensuring timely completion of projects, and staying compliant with legally required safety and inspection protocols (e.g., fire alarms, HVAC systems, exterior unit weatherproofing). The ideal candidate is highly organized, hands-on, and experienced in property maintenance and repair, with strong leadership and communication skills. Requirements

  • High school diploma or equivalent
  • 3–5 years of experience in property maintenance, with at least 1–2 years in a supervisory role.
  • Strong knowledge of building systems including HVAC, plumbing, electrical, and general carpentry.
  • Familiarity with local codes and compliance regulations related to building safety and maintenance.
  • Excellent communication, leadership, and organizational skills.
  • Ability to work in a fast-paced environment and handle emergency situations.
  • Proficient in using maintenance software and Microsoft Office Suite.
  • Valid driver’s license and reliable transportation required.
  • OSHA 10/30 certification

Nice To Haves

  • technical certification or trade school training preferred.
  • Experience with property management platforms (e.g., Yardi, AppFolio)
  • Bilingual (English/Spanish) a plus

Responsibilities

  • Oversee daily maintenance operations, including scheduling and assigning work orders and projects.
  • Coordinate and supervise preventative maintenance, inspections, and repairs across all properties.
  • Ensure compliance with local, state, and federal regulations by scheduling and completing legally mandated checks such as: Fire alarm and suppression system inspections, Elevator certifications, HVAC and outdoor AC unit maintenance, Emergency lighting and exit sign testing
  • Monitor building systems for weather-related wear and coordinate seasonal maintenance to protect outdoor units and infrastructure.
  • Manage and track the status of all ongoing maintenance projects, ensuring timely completion within budget.
  • Maintain accurate records of inspections, repairs, permits, and contractor/vendor work.
  • Train, supervise, and evaluate maintenance staff and third-party contractors.
  • Respond promptly to emergency maintenance situations and coordinate proper resolution.
  • Recommend and implement improvements to maintenance processes, safety procedures, and cost control.
