This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. The supervisor assists and completes work orders from resident requests, performs routine upkeep, and manages the 'make-ready' process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, and inspecting completed work. They develop and maintain standards for the cleanliness and appearance of the community's grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to reflect Greystar's high quality. The role involves periodically inspecting work by other service team members and contractors to ensure quality and compliance, maintaining inventory of parts and materials, assisting in budget development for repair and maintenance and capital projects, and supporting cost-cutting initiatives. The supervisor also conducts safety meetings, ensures MSDS sheets are current, and stays updated on OSHA and safety requirements. Customer service skills are essential for interacting respectfully with residents and team members, responding to complaints, and efficiently resolving work orders.
