About The Position

The Maintenance Supervisor at Amazon Corner is a full-time, non-exempt position responsible for the comprehensive maintenance and upkeep of a 117-unit property. This role reports directly to the Property Manager and is crucial for ensuring the property adheres to all applicable building codes, ordinances, safety regulations, and landlord/tenant statutes. The supervisor oversees asset preservation through regular inspections and preventative repairs, manages efficient apartment turnovers, and handles general maintenance tasks including electrical, plumbing, appliance repair, and carpentry. A significant aspect of the role involves ensuring resident satisfaction by completing work orders promptly, maintaining community cleanliness, and promoting curb appeal. The position requires participation in a rotating on-call schedule for after-hour emergencies and may involve weekend work.

Requirements

  • Authorization to work in the United States
  • High School Diploma or equivalent
  • Reliable transportation
  • 2+ years of experience in multi-family maintenance
  • Possess your own hand tools
  • General knowledge of various maintenance functions included and not limited to groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, ordering inventory
  • Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, and engage in cost/benefit analytical decision-making, and ambition for continuous professional development

Responsibilities

  • Comply with all Fair Housing and Equal Housing Opportunities requirements
  • Comply with appropriate state landlord/tenant statutes
  • Comply with OSHA safety regulations
  • Attend training and development seminars
  • Communicate daily with the Property Manager, and perform tasks as requested
  • Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations
  • Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable)
  • Ensure preventative repairs are done on a regular basis
  • Ensure that recalled appliances are promptly replaced
  • Complete apartment turnovers within three days of vacancy
  • Communicate with Property Manager on turnover schedule
  • Ensure apartment turnover time is minimized by conducting pre & post move-out inspections
  • Sustain inventory of tools, supplies, and materials
  • Organize and maintain an orderly maintenance shop and storage areas
  • Being on-call for after-hour maintenance emergencies on a rotating schedule, and responding immediately
  • Completing repairs that may involve, electrical, plumbing, appliances, or general carpentry
  • Maintenance of pool/spa (if applicable)
  • Inspect to ensure the quality of work being completed by vendors is of the highest standard
  • Perform janitorial services for the interior and exterior of the building, including and not limited to sweeping, mopping, trash pickup, pet waste removal, vacuuming, and dusting
  • Complete work orders within 24 hours of submission to the community members satisfaction
  • Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal
  • Paint interior and exterior surfaces as necessary
  • Interact with current and future community members in a professional, courteous, and non-discriminatory manner
